Between the Mediterranean and the Pyrenees, a gîte for sale in Pyrénées-Orientales benefits from generous sunshine and guests well beyond summer. The Côte Vermeille with Collioure, Port-Vendres and Banyuls, the Canigou, the Catalans' emblematic mountain, Vauban's UNESCO-listed fortifications at Villefranche-de-Conflent and Mont-Louis, the Yellow Train of the Cerdagne and the Banyuls, Maury and Rivesaltes vineyards all draw visitors, and Spain is next door.
Properties include Catalan farmhouses (mas) and stone character homes, groups of two or more houses, and estates combining gîtes, B&B rooms and pools, some turnkey, below the Canigou or in the valleys. This page is for buyers of a house with gîte, for those taking over a gîte complex and for sellers. Our email alerts (in French) flag new listings as they appear.

With a median country house at €295,000 in 2025, the department is far dearer than Occitanie as a whole. For a gîte, two benchmarks stand out: the tourist coast, with a median of €361,875 over 2020-2025, and the tourist inland (valleys, Cerdagne, Capcir), cheaper at €245,250 but up 15.2% between 2021 and 2025. Estates with several gîtes belong to the large-home market, where the department median of €853,600 exceeds the national figure.
The Côte Vermeille and the Albères hills, from Collioure to Cerbère, are the most sought-after, with a long season but little land. The Roussillon plain and the Aspres around Thuir and Castelnou offer farmhouses among vineyards. The Vallespir around Céret, Amélie-les-Bains and Prats-de-Mollo combines cherry orchards, spas and hills. The Conflent lies below the Canigou, while the high Cerdagne and Capcir around Font-Romeu and Les Angles add skiing. The Fenouillèdes in the north are wilder and cheaper. The A9 motorway links Perpignan to Montpellier and Barcelona, Perpignan station has high-speed trains, and Perpignan airport complements Girona and Carcassonne.
Local buildings mix stone, river cobbles and brick courses under Roman tiles. The wooded Albères, Aspres and Vallespir face wildfire risk, so check brush-clearing duties around buildings. Mediterranean storms cause flash floods on the Têt, Tech and Agly, and repeated droughts can bring water restrictions affecting pools. On the coast the loi Littoral (coastal law) limits building and the shoreline is retreating in places; the loi Montagne applies in the mountains. The risk report attached to the compromis de vente, the preliminary contract, sums this up. Private septic systems are inspected by the SPANC service. Each gîte is a meublé de tourisme (furnished holiday let) that must be registered. The law of 19 November 2024, which also gave communes more power over holiday lets, provides for a national online registration service; it is not yet in place and is due to open in the fourth quarter of 2026.
Usually an estate with a main house, several gîtes, pools and land, often with sea or Canigou views. It compares with large homes, whose department median is €853,600: such prices require matching standards, location and bookings.
The climate allows spring and autumn lets, and the Cerdagne also works in winter. Returns still depend on the price paid, weeks let and costs: try our holiday rental simulator (in French).
The process runs from a compromis de vente (preliminary contract) to the deed signed before a notaire. If customers and website are transferred, part may be a fonds de commerce (business goodwill); our gîte buying guide (in French) explains each step.
