A gîte for sale in Ariège puts you at the foot of the Pyrenees, in a department where the mountains are within reach all year round. Foix castle, Montségur, the caves of Niaux and Le Mas-d'Azil and the bastide town of Mirepoix draw visitors well beyond summer. The regional nature park, the resorts of Ax-les-Thermes and Guzet and the GR10 trail bring in walkers, spa-goers and skiers.
Properties here are mostly stone farmhouses on several hectares and period houses with outbuildings, where a gîte already runs or could be created. The page is for buyers looking for a house with gîte, for anyone taking over a rural gîte or a gîte d'étape (a walkers' hostel), and for owners preparing to sell. Set up an email alert (in French) to be told when an Ariège property comes up.

Ariège remains one of the most affordable markets in the region: the median country house sold for €160,000 in 2025, against €210,000 for Occitanie as a whole. Tourist inland communes, in the valleys and mountains, have the lowest median in the department (€136,500) but also the sharpest rise since 2021 (+11.4%). A gîte property with several units, outbuildings and land is better compared with the large-home market, where the regional median is €640,000. Here, a complete set-up remains within budgets that would buy only a house on the Mediterranean coast.
The lowlands around Pamiers and Saverdun are quick to reach from Toulouse on the A66 but see fewer tourists. The Foix area and the upper Ariège valley, up to Tarascon-sur-Ariège and Ax-les-Thermes, combine prehistoric sites, spas and skiing; the N20 continues to Andorra and a railway line runs up the valley. To the west, the Couserans around Saint-Girons is wilder, with mountain villages and high barns. To the east, the Pays d'Olmes and the Mirepoix area open onto Cathar country, with gentler terrain and a season running from spring to autumn. Toulouse-Blagnac is the main airport. The trade-off is between easy access from Toulouse, the pull of the high mountains and running costs: a mountain gîte can work two seasons, but heating and upkeep weigh more.
Local buildings combine rubble-stone walls, heavy timber frames and slate or stone-slab roofs in the valleys, clay tiles in the lowlands. Isolated barns suit conversion if you cost utility connections, winter access and the private septic system inspected by the SPANC service; see our guide to converting a barn into a gîte (in French). In mountain communes the loi Montagne restricts new building and extensions. Valley floors are exposed to flash floods and some slopes to landslides or avalanches, so read the risk report attached to the compromis de vente, the preliminary sale contract. Each gîte must be registered as a meublé de tourisme (furnished holiday let); the national online service provided for by the law of 19 November 2024 is not yet in place and is due to open in the fourth quarter of 2026.
Yes, and it is a common search in a department crossed by the GR10. Depending on its capacity it may fall under public-building safety rules, so check with the mairie (town hall) and ask for the safety report and recent occupancy.
Country houses here are among the cheapest in Occitanie: in 2025 one sale in ten was below €78,200. A property already running several gîtes costs far more. Allow for notaire fees, insulation and furniture, and test your figures with our holiday rental profitability simulator (in French).
The property is sold before a notaire, the public officer who handles conveyancing: a compromis first, then the final deed. If bookings and website are transferred too, part of the deal may be a fonds de commerce (business goodwill). Our guide to buying a gîte (in French) sets out the process.
