A gîte for sale in Charente-Maritime means buying on one of France's busiest Atlantic coastlines in summer. The islands of Ré and Oléron, La Rochelle's Old Port, Rochefort's royal rope works, the fortified village of Brouage and the beaches around Royan draw families, cyclists and lovers of Marennes-Oléron oysters. Inland, Romanesque Saintonge around Saintes, the pineau and cognac vineyards and the southern Marais Poitevin offer quieter countryside.

Listings here are mostly Charentaise stone houses with one or two gîtes, converted farmhouses, groups of houses on large plots, character homes with pools and a few wine properties that welcome guests. The page is for buyers after a house with gîte, for those taking over an established business and for owners planning a sale. Set up an email alert (in French) for new properties, or compare with gîtes for sale in Nouvelle-Aquitaine.

Distance from the sea drives prices here. In tourist coastal communes the median country house sold for €307,820 over 2020-2025, against €161,611 in remote rural communes, roughly half. A gîte near the coast is therefore a different budget from one in Haute-Saintonge. A large gîte property joins the market for homes over 300 m², with a median of €652,000 and an upper range of €1,444,500. The coast rose by only 0.8% between 2021 and 2025, while the rural interior gained 4.4%: growth is moving inland.

From the coast to Haute-Saintonge

The department runs in bands parallel to the ocean. On the coast and islands, Ré, Oléron, the Royan area and the outskirts of La Rochelle offer the longest season, but the highest prices and strict planning rules. The second ring, from Rochefort to the Marennes basin, keeps beach access at a lower cost. Further east, Saintonge around Saintes, Pons and Saint-Jean-d'Angély, then Haute-Saintonge around Jonzac, rely on Romanesque heritage, vineyards and spa breaks. In the north, the Aunis plain and the Marais Poitevin appeal to cyclists and nature lovers. The A10 motorway crosses the department, La Rochelle has direct high-speed trains to Paris, and its airport has European flights, including from the UK.

Buildings, coastal risks and rules

Charentaise houses are built of limestone under curved clay tiles, often with barns and cellars suited to a gîte conversion. Near the coast, check exposure to marine flooding and coastal erosion in the risk report and local prevention plan; the loi Littoral, the coastal planning law, strictly limits extensions. Pine forests on the Arvert peninsula and Oléron are exposed to wildfire, with brush-clearing obligations. In the marshes, a private septic system, inspected by the local SPANC service, can be hard to install. Each unit is a meublé de tourisme (furnished holiday let): the law of 19 November 2024 provided for a national registration service (not yet in place, with opening planned for the fourth quarter of 2026), gave the mairie (town hall) more powers, which island communes use actively, and phased in energy performance requirements. A 1 to 5 star rating (in French) remains optional.

Buying a gîte in Charente-Maritime: your questions

Can I find a gîte by the sea?

Yes, but on a different budget: in tourist coastal communes an ordinary country house already has a median of €307,820, and gîte properties are scarce. Many buyers look at the second ring, a short drive from the beaches, where farmhouses with land come up. Check the local zoning plan before any extension.

How do I take over a business combining gîtes and chambres d'hôtes?

Two sets of rules apply: gîtes are registered holiday lets, while chambres d'hôtes (B&B rooms) are declared at the mairie, with no more than 5 rooms and 15 guests. Ask for accounts, booking calendars and guest reviews. The tourism properties in Charente-Maritime section also lists these mixed businesses.

What return can a trading gîte bring?

It depends on weeks let outside July and August, the standard of accommodation and costs such as cleaning, energy, tourist tax and platform fees. Ask for actual takings rather than forecasts; our article on gîte profitability (in French) explains the method.
