A manor house for sale in Landes is rarely found where one might expect: the word manor is not widely used locally, where people speak instead of a maison de maître, an airial or a gentleman's residence depending on the area, between maritime pine forest and the Adour and Midouze valleys. The department keeps a rural stock built in timber and brick in the Grande Lande, in stone and half-timbering in the Chalosse, closer to Gascon building tradition. Properties range from residences restored at the forest edge to old farmhouses awaiting renovation with their land. This page brings together real price benchmarks for large residences in Landes, the areas where they are most present, what sets their building apart and the checks specific to an old residence in this Atlantic, forested climate. DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In the Grande Lande, traditional building combines timber framing, wattle and fired-clay brick under shallow-pitched canal-tile roofs, around an airial, an oak-planted clearing that once organised forestry and pastoral farming across the estate. In the Chalosse, to the south, the residence moves closer to the Gascon model: stone, half-timbering and sometimes a dovecote, with gentleman's residences closer to those of neighbouring Gers. Local usage often prefers maison de maître or domaine to the word manor, which is rarer in this part of the greater South-West and carries fewer local associations.
Outbuildings vary by area: sheepfolds and barns in the Chalosse, former resin-tapping workshops or resin sheds in the Grande Lande, evidence of the maritime pine industry that shaped the landscape. A manor to renovate is found mainly in the forested interior, away from the coast, where budgets stretch further. Recent restorations keep the timber-framed structures and low roofs, taking care over ventilation of the old roof timbers, which are sensitive to the damp of the Atlantic climate.
The Chalosse, around Montfort-en-Chalosse, Dax and Saint-Sever, concentrates the department's finest farming residences, on rolling hills suited to mixed farming and orchards. The Adour valley, from Dax to Tartas and Mont-de-Marsan, keeps a building stock blending Béarnaise and Landes influences. The coast, from Mimizan to Hossegor and Capbreton, attracts a different clientele around villas and properties close to the ocean, while the interior of the Grande Lande, towards Sabres and Pissos, remains covered in pine forest and more secluded moorland further from any town.
Dax station, served by TGV, links the department to Paris and Bordeaux, while Mont-de-Marsan remains accessible by TER with a connection; Biarritz airport, in neighbouring Pyrénées-Atlantiques, completes air access. The most sought-after areas remain the Chalosse and the coast around Hossegor; the forested interior, towards Sabres, Morcenx and Labouheyre, offers comparable properties on markedly more accessible terms for buyers happy to trade the coast for privacy.
Timber-framed and wattle residences call for particular attention to damp and wall ventilation, since these materials are more sensitive than stone to rising damp and water penetration. The risk of forest fire, real in the Grande Lande, should be factored into the compulsory clearance maintenance around buildings; the status of adjoining forest land, sometimes subject to a management plan, should be checked before purchase and can affect future timber income.
On the technical side, have the roof timbers checked for dry rot, and check private drainage, common in scattered rural housing. In coastal municipalities, the Loi Littoral strongly restricts extensions and new building; inland, access along rural tracks and forest paths, whose status should be confirmed with the town hall, often determines how the property can actually be used.
