DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

What makes manor houses for sale in Lot-et-Garonne distinctive

Agenais limestone and Gascon bastide towns

The Lot-et-Garonne residence is most often built in golden limestone or rendered rubble, with canal-tile roofs typical of the Aquitaine basin, more rarely slate on residences in the north of the department close to Périgord. Many manors occupy a hilltop site overlooking a valley, a legacy of a former defensive role, sometimes with a corner tower or a dovecote standing apart amid the land. Nearby bastide towns, founded in the Middle Ages on a regular street plan, often shaped where these residences were built, close to their markets.

Outbuildings include barns, tobacco-drying sheds in the Marmande area, dovecotes and stone-lined wells, evidence of farming long diversified between grain, vines and orchards. A manor to renovate is frequently found in the east of the department, towards Villeneuve-sur-Lot and Fumel, an area less sought after than the Agenais proper, and priced accordingly. Recent restorations favour lime renders and careful repair of the canal tiles, which are sensitive to repeated frost.

From the Agenais to the Villeneuve area, between Lot and Garonne

The Agenais, around Agen and the Garonne valley, holds most of the large residences, surrounded by plum orchards grown for the prune trade the area is known for. The Villeneuve area, along the Lot towards Villeneuve-sur-Lot and Fumel, keeps a scattered rural settlement amid wooded hills. To the south, the Serres district and the Confluent area, towards Nérac and Lavardac, hold discreet residences in bastide country; to the north, the Marmande area and the approach to Périgord, towards Duras and Monflanquin, offer more secluded residences with larger surrounding land.

Agen station, served by TGV, puts the county town a little under three hours from Paris and half an hour from Bordeaux; the secondary stations at Villeneuve-sur-Lot and Marmande complete the TER network. The A62 motorway crosses the department from north to south. The most sought-after areas remain the Garonne valley around Agen and the Duras district; the Fumel area and the north-east of the department, more rural, offer comparable properties on markedly more accessible terms for buyers prioritising land over proximity to a station.

Points to check on a Lot-et-Garonne residence

Some manors are registered historic monuments or recorded in the regional heritage inventory, particularly near listed bastide towns; establish the exact status of the property before any exterior works, which require the approval of the Architecte des Bâtiments de France. The status of adjoining farmland, plum orchards or let plots, should be clarified, as should rights of way inherited from the estate's former operation and any obligations they still carry.

On the technical side, have the canal tiles and roof timbers checked, and inspect poorly ventilated rooms for dry rot, a fairly common issue in the region's old residences. Private drainage, common outside towns, deserves a careful compliance check, as does access along rural tracks, whose status, municipal or private, should be confirmed with the town hall before purchase.
