A manor house for sale in Pyrénées-Atlantiques belongs to two quite distinct architectural worlds: the Béarnaise house of river-cobble and limestone construction, topped by a stair tower, and the Labourdine etxe of the Basque Country, with its red or green half-timbering, where the word manor is rare and gives way to noble house or seigneurial residence. Between the Gave de Pau plain, the hills of Béarn and the Pyrenean valleys, the department keeps a varied stock of noble buildings, from houses awaiting renovation to already restored residences. Browse the manor houses for sale listed by the department's private owners, agencies and notaries.

This page brings together real price benchmarks for large residences in Béarn and the Basque Country, the areas where they are most present, what sets their building apart and the checks specific to an old residence in this Pyrenean, Atlantic climate. Price benchmarks for prestige homes in Pyrénées-Atlantiques

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Pyrénées-Atlantiques, 155 sales were recorded from 2021 to 2025, with a median price of €1,010,400, a floor/ceiling range (P10–P90) of €471,900 to €2,900,000 and a median of €2,778/m² of living space, for an average of 374 m² of living space and 12,255 m² of land. Across the Nouvelle-Aquitaine region, the 2025 median stands at €615,000 (171 sales), against €822,000 in France in 2025 (981 sales).

What makes manor houses for sale in Pyrénées-Atlantiques distinctive

River cobbles, Béarnaise limestone and Basque half-timbering

The Béarnaise manor is recognised by its river-cobble walls bound with lime and reinforced with dressed-limestone quoins, and by its slate or tile roof depending on altitude and exposure. A square stair tower, often projecting from the main elevation, and stone-framed openings mark the oldest residences, inherited from the lesser rural nobility of Béarn. In the Basque Country, local usage prefers noble house or seigneurial etxe: these half-timbered residences, painted ox-blood red or green over a masonry base, belong to a distinct tradition from the manor as understood elsewhere in France.

Outbuildings include barns, sheepfolds tied to Pyrenean pastoral farming and, in Béarn, sometimes a dovecote or an old ice house. A manor to renovate is found mainly in the interior valleys, away from Pau and the Basque coast, where fewer buyers compete for each property. Recent restorations favour lime renders suited to cobble construction and careful treatment of the roof timbers, exposed to a damp climate year-round.

From Béarn to the Basque Country, between plain and valleys

Béarn, around Pau, Orthez and Oloron-Sainte-Marie, holds most of the noble rural residences, on hills overlooking the Gave de Pau and its tributaries. The interior Basque Country, in Labourd around Cambo-les-Bains and Ustaritz, in Basse-Navarre towards Saint-Jean-Pied-de-Port, and in Soule towards Mauléon-Licharre, keeps a different building stock, more rarely described as a manor. The Basque coast, from Bayonne to Biarritz and Saint-Jean-de-Luz, attracts a clientele drawn to the sea rather than to large rural residences. The Pyrenean valleys, such as the Ossau valley, keep a few secluded residences with more difficult winter access.

The stations at Pau, Bayonne, Biarritz and Saint-Jean-de-Luz are served by TGV from Paris, while Pau-Pyrénées and Biarritz airports provide regular flights. The most sought-after areas remain the Basque coast and the surroundings of Pau; the interior valleys of Béarn and Soule offer comparable properties on markedly more accessible terms, particularly away from the main roads and tourist centres.

Points to check on a Béarnaise or Basque residence

Some residences are registered historic monuments or recorded in the regional heritage inventory, which brings exterior works under the approval of the Architecte des Bâtiments de France, particularly in the old centres of Béarn and listed Basque villages. The status of adjoining pastoral land, often subject to collective usage rights inherited from mountain tradition, should be checked before any purchase, since these rights can limit how the land is later farmed.

On the technical side, have the roof timbers checked, since they are exposed to a rainy climate, inspect poorly ventilated rooms for dry rot, and check private drainage, common in scattered rural housing. In mountain valleys, winter access along secondary roads and rural tracks should be verified with the town hall, as should ground-movement risk on some steep slopes above the property and its dependencies.
