A manor house for sale in Deux-Sèvres reflects a contrast between two landscapes: the Gâtine, a hilly granite bocage to the west, and the more open limestone plain around Niort to the south and east. To the north, the Thouarsais, close to Anjou, retains houses built in tuffeau and pale limestone, often set within working farmland that has changed little in generations. On offer here, buyers find everything from a fully renovated residence with converted outbuildings to a logis still awaiting a complete restoration, sometimes sold with several hectares of adjoining land. Browse the manor houses for sale listed by the department's private owners, agencies and notaries.

This page brings together real price benchmarks for large houses in Deux-Sèvres, the areas where they are most numerous, what sets the local building style apart and the checks specific to an old residence in the Gâtine or the plain, from drainage to protected status and the surrounding farmland. To approach the purchase of a character property as a whole, read our guide to buying prestige property in France, which sets out the main financial and legal steps.

Price benchmarks for prestige homes in Deux-Sèvres

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Deux-Sèvres, 46 sales were recorded from 2021 to 2025, with a median price of €480,000*, a floor/ceiling range (P10–P90) of €354,000 to €677,500 and a median of €1,341/m² of living space, for an average of 353 m² of living space and 13,883 m² of land. What makes manor houses for sale in Deux-Sèvres distinctive

Gâtine granite, plain limestone

The Gâtine manor is known for its grey granite and thick walls, suited to a damp bocage where hedgerows and sunken lanes shape the landscape; slate or flat-tile roofs sit alongside heavy fireplaces. On the Niort plain and towards the Thouarsais, pale limestone dominates, with more finely worked surrounds and rendered facades that stand in contrast to the raw bocage stone. The plan stays modest, a rectangular house flanked by a stair turret or corner pavilion, opening onto an enclosed courtyard.

The outbuildings often include a chapel, a dovecote, barns and a well, sometimes a mill on one of the bocage's streams. Many manors kept their farming role until the twentieth century, leaving substantial annex buildings but roofs and joinery in need of renewal. Recent restorations favour lime, solid timber and ventilation suited to the granite walls, which retain moisture if sealed with modern coatings and synthetic paints.

From the Gâtine to the Thouarsais

The Gâtine, around Parthenay and Secondigny, holds the greatest concentration of manors, often standing alone within dense bocage. To the south, the plain around Niort and Melle offers houses more open to arable land, while to the west, towards the Marais poitevin and Saint-Maixent-l'École, the building style edges closer to Vendée influences. To the north, the Thouarsais, around Thouars and Bressuire, retains residences near the Thouet valley, in a landscape shaped by neighbouring Anjou.

Niort station is served by TGV towards Paris and La Rochelle, and the A83 motorway crosses the department from north to south, giving reasonable access from both Nantes and Bordeaux. The most sought-after areas remain the Gâtine and the outskirts of Niort; the Thouarsais and the north of the department, further from fast routes, offer comparable manors at markedly more accessible levels.

Points to check on a manor house in Deux-Sèvres

Some manors in the Gâtine and the Thouarsais are listed on the heritage register or as historic monuments: establish the property's exact status, since work on the facades of a protected building, or one within the surroundings of a monument, requires approval from the Architecte des Bâtiments de France. In areas near the Marais poitevin, to the west of the department, hydraulic works and drainage are strictly regulated by the water authorities, and permits can take time to obtain.

Have the property checked for dry rot in the older roof timbers, common in poorly ventilated bocage houses, and inspect the private drainage system, often needing upgrading on isolated properties. Also check for rising damp in the granite walls and the status, municipal or private, of the rural access tracks, as well as any old farming easements still recorded and the condition of dry-stone boundary walls.
