They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

The Périgord manor stands out for its golden or ochre limestone, cut as rubble or as dressed ashlar depending on the residence's rank, and for its very steeply pitched stone-tile roofs in the Périgord Noir, giving way to flat tile closer to the Bergerac area. The round or square dovecote, often topped by a genoise cornice, marks the entrance to the courtyard and once signalled the owner's noble rank. Corner towers, watch turrets and mullioned windows survive on the oldest residences, inherited from an architecture long oriented towards defence.
The outbuildings form a complete farming ensemble: a barn, a wine cellar on the vineyard properties of the Bergerac area, a bread oven, a well and sometimes a dovecote set apart from the main one. A manor to renovate is found mainly in the Périgord Vert, more rural and less sought after than the touristic Périgord Noir. Restorations favour natural lime renders, suited to the limestone, and careful repair of the stone-tile roofs, a heavy and costly material to replace.
The Périgord Noir, around Sarlat-la-Canéda, La Roque-Gageac and Domme, concentrates the most sought-after residences, often within listed sites along the Dordogne river. The Bergerac area, between Bergerac, Monbazillac and Issigeac, combines manors and wine-growing gentleman's residences among the vines. Around Périgueux, the Périgord Blanc offers a more discreet building stock, while the Périgord Vert, towards Nontron and Brantôme, keeps secluded residences amid meadows and woodland. The Vézère valley, between Montignac and Le Bugue, completes this geography with its decorated caves and limestone cliffs.
The department has no TGV station; rail access runs through the stations at Périgueux and Bergerac, served by TER trains, with connections to Bordeaux for the high-speed network. Bergerac-Dordogne-Périgord airport handles regular flights from several British cities. The most expensive areas remain the touristic Périgord Noir and the listed Dordogne valley; the Périgord Vert and the more agricultural east of the department offer comparable properties on markedly more accessible terms.
A significant share of the department's noble residences are registered historic monuments or lie within listed sites along the Dordogne and Vézère, which brings exterior works under the approval of the Architecte des Bâtiments de France. Flood zones along the rivers, mapped in local risk prevention plans, affect some outbuildings close to the watercourse, and the status of adjoining farmland, sometimes let to a tenant, should be checked before any purchase.
On the technical side, check the roof timbers beneath a stone-tile covering, whose weight requires a reinforced structure, and inspect poorly ventilated rooms for dry rot, a common issue in shaded valley locations. Private drainage, common in isolated housing, deserves a compliance check, as does access along rural tracks and the water yield of old wells, sometimes still used for watering the gardens and orchards.
