A manor house for sale in Vienne is almost always built from Poitou stone, a golden limestone found from the Châtellerault area to the Civray district, with more rustic granite variants towards the Montmorillon area on the edge of the Limousin. The department holds a rural heritage still close to the land, between arable plain and bocage valleys where livestock farming remains widespread. Properties on offer range from a restored residence with converted outbuildings to an old house in need of renovation, sometimes with several farm buildings attached. Browse the manor houses for sale listed by the department's private owners, agencies and notaries.

This page brings together real price benchmarks for large houses in Vienne, the areas where they are most common, what sets the local building style apart and the points to check before buying an old residence in Poitou, from the choice of stone to the condition of the roof and the outbuildings around it. To approach the purchase of a character property as a whole, read our guide to buying prestige property in France, which sets out the main financial and legal steps.

Price benchmarks for prestige homes in Vienne

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Vienne, 61 sales were recorded from 2021 to 2025, with a median price of €475,000*, a floor/ceiling range (P10–P90) of €362,500 to €807,400 and a median of €1,400/m² of living space, for an average of 350 m² of living space and 19,988 m² of land. Across the Nouvelle-Aquitaine region, the 2025 median stands at €615,000 (171 sales), against €822,000 in France in 2025 (981 sales).

What makes manor houses for sale in Vienne distinctive

Poitou stone and Montmorillon granite

The Vienne manor stands out for its Poitou stone, a golden limestone that is easy to cut, used for window surrounds, cornices and sometimes entire facades around Poitiers and Chauvigny. Further east, in the Montmorillon area, granite takes over, with heavier walls and flat-tile or slate roofs depending on the area, a direct legacy of the neighbouring Limousin. The plan combines a main house, a stair tower or corner pavilion, and a courtyard bounded by an enclosing wall pierced by a carriage gateway.

The outbuildings often include a private chapel, a dovecote, a bread oven, barns and a well, evidence of a farming role that dominated for a long time. Many houses have kept their original volumes but need new roof coverings and joinery. Restorations favour lime and local materials, in keeping with the soft Poitou limestone, which does not tolerate cement-based renders well and can crumble under them over time.

From the Châtellerault area to the Montmorillon area

The Châtellerault area, to the north, and the outskirts of Poitiers hold a substantial share of the manors, in arable plain country crossed by the Vienne valley. To the south, the Civray and Montmorillon areas offer more isolated houses, in hillier country near Charente and the Limousin. To the west, towards Loudun, the building style edges closer to Anjou influences, while to the east, around Chauvigny, the Vienne valley concentrates residences valued for their setting and nearby limestone cliffs favoured by climbers.

The stations at Poitiers, Futuroscope and Châtellerault are served by TGV towards Paris and Bordeaux, and the A10 motorway crosses the department from north to south. The most sought-after areas remain the outskirts of Poitiers and the Vienne valley; the more rural Montmorillon and Civray areas offer comparable manors at markedly more accessible levels.

Points to check on a manor house in Vienne

Several manors in Vienne are registered historic monuments or listed on the regional heritage inventory, particularly around Chauvigny and Poitiers: establish the property's exact status, since work near a protected building requires approval from the Architecte des Bâtiments de France. Each municipality's local development plan also sets its own rules on enlarging the house or converting barns into living space, and these rules differ noticeably between communes.

Have the private drainage system checked, since it often needs upgrading on isolated properties, along with the condition of the roof timbers and coverings. Rising damp in the soft limestone walls and the status, municipal or private, of the rural tracks serving the property deserve careful checking before any offer, as does the presence of any right of way and the condition of nearby livestock buildings.

Manor house listings in Vienne are placed by private owners, agencies specialising in character properties and notaries; filter them by price, living space, land and outbuildings, and set an e-mail alert so you hear about a matching property as soon as it appears. To compare with Deux-Sèvres, Charente or Haute-Vienne, browse the manor houses for sale in Nouvelle-Aquitaine, which covers the whole region.
