Between the Rhône, the Cévennes and the garrigue, the maison de maître for sale in Gard wears contrasting faces: a townhouse in Uzès stone, a Cévennes silk-farm house with regular windows, a mas of the Vaunage, a bastide of the Costières or a silk merchant's house in Alès. The section goes beyond these types and gathers all the fine residences of Gard, villas in Nîmes, architect-designed houses, contemporary properties in grounds, large houses in Le Grau-du-Roi, provided the living space exceeds 300 m² or the price is close to a million euros and the property has no status as a chateau, manor house or historic monument. Browse the maisons de maître and fine residences for sale posted by private owners, agencies and notaries.

On this page: real price benchmarks, the profile of current offers, the building materials of Gard, the areas that matter and the checks not to skip, particularly in the face of Cévennes storm episodes. Maison de maître prices in Gard in 2025

Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

In Gard, 85 sales were recorded from 2021 to 2025, with a median price of €824,700*, a floor/ceiling range (P10–P90) of €526,300 to €1,405,900 and a median of €2,214/m² of living space, for an average of 371 m² of living space and 9,882 m² of land. Across the Occitanie region, the 2025 median stands at €662,500 (126 sales), against €822,000 in France in 2025 (981 sales).

What makes maisons de maître and fine residences for sale in Gard distinctive

Uzès stone, Cévennes schist, mas, silk farms and villas

The pale limestone of Uzès and the Gardon valley clothes the townhouses and notables' residences; the Cévennes use schist, granite and stone slabs, with magnaneries, former silkworm-rearing workshops whose upper floors are pierced by small regular windows, converted into fine residences. The Vaunage and the Costières offer stone mas and bastides with curved-tile roofs, often flanked by a dovecote or a courtyard of plane trees. In Nîmes, nineteenth-century bourgeois houses with balconies and cornices stand beside contemporary villas; in the Petite Camargue, mas mix with single-storey properties with pools. Façades often carry string courses, wrought balconies and a discreet pediment.

Outbuildings include drying lofts, vaulted sheepfolds, cellars, coach houses, terraces on retaining walls, stepped gardens with a pond, olive groves and ornamental gardens. Monumental fireplaces, stone staircases and beamed ceilings give restored interiors their character. Curved-tile roofs, eaves and timber shutters are restored in phases, which spreads the cost over several years. A shaded terrace under a pergola or a plane tree often serves as the true living room from spring to autumn.

Uzès, Nîmes, Cévennes, Gard Camargue and the Rhône valley

Uzès and its surrounding country, with Saint-Quentin-la-Poterie, Lussan and the Pont-du-Gard, form the most prized area for houses with charm. Nîmes and its ring, from Caveirac to Marguerittes, attract executive buyers; Sommières and the Vaunage offer handsome village houses. The Cévennes, around Alès, Anduze, Le Vigan and Saint-Jean-du-Gard, offer silk merchants' houses at more accessible price levels. Along the Rhône, Beaucaire, Villeneuve-lès-Avignon and Pont-Saint-Esprit open onto Provence, and Le Grau-du-Roi and Aigues-Mortes onto the coast. Prices ease steadily as you leave Uzès and the Nîmes outskirts for the northern valleys.

Nîmes has two stations served by TGV trains, Nîmes-Pont-du-Gard and Nîmes-Centre, which puts Paris about three hours away; Nîmes-Alès airport remains modest, while those of Montpellier and Avignon are close, and the A9 and A54 motorways frame the south of the department. The Gardon gorges, the Cèze valley around Bagnols and Barjac and the villages of the Gardonnenque add less crowded choices.

Cévennes floods, wildfire, swelling clays and protected sites

Cévennes storm episodes cause rapid floods on the Gardons and their tributaries, which have left marks in the cellars and ground floors of many houses: the flood-prevention plan and the risk statement should be read before any sale agreement. Forest fires threaten scrubland and pine woods, and clearing brush around the house is compulsory. The clay soils of the plain swell and shrink, cracking façades; dry-stone walls and stone-slab roofs need specialist craftsmen. In summer, water restrictions may also affect pools and gardens, so check the supply and the tank.

Around Uzès, the Pont-du-Gard and the Cévennes, which are UNESCO-listed as a cultural landscape, protection perimeters require the agreement of the architect of the Bâtiments de France for render colours, joinery and pools. On the coast, the Loi Littoral applies. For a contemporary house, check the permitted footprint and the declaration of extensions. Ask a land surveyor to fix boundaries for plots inherited from vineyards or orchards.
