A maison de maître for sale in Hérault often has the silhouette of the wine estates of the Béziers country: a long white or ochre façade, louvred windows, a grand staircase, a central pavilion and a winery at its back, all built in the heyday of mass-market wine. It is not the only form: the section gathers all the fine residences of Hérault, the Montpellier folies, mas farmhouses of the garrigue, villas in the seaside resorts, architect-designed houses, contemporary properties, where the living space exceeds 300 m² or the price almost reaches a million euros and no classification as a chateau, a manor house or a historic monument applies. Discover the maisons de maître and fine residences for sale offered by owners, agencies and notaries.
This page offers real price benchmarks, the make-up of the current supply, the features of local architecture, the areas from coast to mountains and the sensitive points of the territory. If you are preparing a first purchase of this kind, our guide to buying prestige property in France sets out the useful steps.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

On the outskirts of Montpellier, the eighteenth-century folies, pleasure residences of the nobility and the bourgeoisie, combine dressed stone, formal gardens and sculpted pediments; Castries stone tints many façades. In the Béziers country, nineteenth-century estates show suites of drawing rooms, painted ceilings and vast wineries. The garrigue offers mas farmhouses in dry stone and limestone, the upland cantons houses of schist with slate or stone-slab roofs, and Agde its striking black volcanic stone. On the coast, from La Grande-Motte to Sète, the fine residence is a villa, an architect-designed house or a contemporary property among pines. More recent seaside residences favour wide picture windows, terraces and Mediterranean gardens.
Outbuildings take the form of vat rooms, coach houses, stables, steward's cottages, orangeries, ornamental pools and shaded parks, sometimes a private chapel. Generous ceiling heights and floors of terracotta tiles or marble give the ensemble its nobility. Tiled roofs and oak roof frames on the great estates need steady upkeep, which you can judge on the visit by climbing into the attics.
The ring around Montpellier, from Castelnau-le-Lez to Saint-Gély-du-Fesc, from Grabels to Castries, makes up the most sought-after market for large residences. The Pic Saint-Loup, around Saint-Mathieu-de-Tréviers, offers a setting of vines and scrubland, while Pézenas, Gignac, Clermont-l'Hérault and Saint-Guilhem-le-Désert open onto a hinterland of stone. The Béziers country, around Béziers, the Hérault part of the Minervois and Saint-Chinian, remains more affordable; the shores of the Étang de Thau, with Bouzigues, Mèze and Sète, and Cap d'Agde, are the dearest seaside areas. Traffic on the routes into Montpellier is heavy at rush hour, so test the commute at the time you would really travel.
The TGV stations of Montpellier Sud-de-France, Montpellier Saint-Roch, Béziers, Agde and Sète link Paris and Lyon, Montpellier-Méditerranée airport serves many European cities, and the A9, A75 and A750 motorways meet in the department. The Hérault and Lergue valleys, towards Lodève and Le Caylar, and the upland cantons around Saint-Pons-de-Thomières remain the quietest and cheapest.
Mediterranean floods on the Lez, the Mosson, the Orb or the Hérault have produced strict prevention plans: consult the zoning before buying on a valley floor, where cellars and ground floors are exposed. The plain's clays cause shrink-swell movement, to be checked on cracks in old façades; in the garrigue, the obligation to clear brush around houses is set by order and punishable by fine. Drought has at times led to limits on filling ornamental pools. Stone and earth walls also call for lime renders that let moisture escape, rather than cement, which traps damp.
In Pézenas, Montpellier and Saint-Guilhem-le-Désert, protected districts subject works and fences to the opinion of the architect of the Bâtiments de France. On the coast, the Loi Littoral limits extensions. On a recent fine residence, demand compliance certificates for the pool, garage and verandas, along with builders' warranties, and have the service charges checked if the estate is divided into lots. A land surveyor and a diagnostician usefully complete the technical visit.
