Between the Adour and the Gave de Pau, a maison de maître for sale in Hautes-Pyrénées is recognised by its walls of pebbles and stone, its steeply pitched slate roof and its large windows turned towards the summits: it belonged to the notables of Tarbes, the hoteliers of the spa towns and the landowners of the plain. This section goes further and gathers all the fine residences of the department, spa villas, large mountain houses, architect-designed properties or contemporary estates, if the living space exceeds 300 m² or if the price nears a million euros, excluding chateaux, manor houses and historic monuments. Discover the maisons de maître and fine residences for sale listed by private owners, agencies and notaries.
This page gathers the real price benchmarks for the large residences of the Bigorre, the profile of the properties currently offered, the materials of the plain and the mountains, the promising areas and the cautions specific to the Pyrenees: snow, flash floods, the Mountain Law. To run your project without detours, read the guide to buying prestige property in France.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.
The local market is too thin to publish a reliable department-level benchmark (23 sales in five years): we give the figures for the Occitanie region. Across the Occitanie region, the 2025 median stands at €662,500 (126 sales), against €822,000 in France in 2025 (981 sales).
| Scope | Sales | Median price | Floor – ceiling (P10–P90) | €/m² living space (median) |
|---|---|---|---|---|
| Occitanie (2025) | 126 | €662,500 | €430,000 – €1,477,000 | 1,804 |
| France (2025) | 981 | €822,000 | €428,000 – €3,100,000 | 2,308 |

The Bigorre offers a local palette: Campan marble for fireplaces and staircases, Labassère slate for roofs, granite in the upper valleys, and pebbles from the Adour and the mountain rivers on the plain. The maisons de maître of Tarbes and Vic-en-Bigorre line up rendered façades with regular bays; those of the valleys, at Argelès-Gazost or Luz-Saint-Sauveur, show large hipped slate roofs and thick walls able to withstand snow. Slate is quarried locally, which keeps repairs coherent with the original roof.
The nineteenth-century spa villas at Bagnères-de-Bigorre, Cauterets and Argelès stand out for their iron balconies, glass canopies and English-style gardens. The new-build side consists of large contemporary chalets and timber-frame architect-designed houses, with a spa, an indoor pool or an open view of the Pic du Midi. Interiors often keep faience stoves, fir panelling, wide floorboards and marble staircases, features that add as much to the value as the floor area.
The Tarbes conurbation, with Aureilhan, Bordères-sur-l'Échez and Séméac, concentrates the bourgeois houses close to services. Bagnères-de-Bigorre and the Adour valley, Argelès-Gazost and the Lavedan, Cauterets, Luz-Saint-Sauveur and Barèges in the massif, Saint-Lary-Soulan and the Aure valley on the resort side attract buyers of mountain residences. Towards the Val d'Adour, around Maubourguet and Madiran, you find wine-growing residences at more moderate prices. The residences of Tarbes, capital of the Bigorre, keep the charm of nineteenth-century notables' mansions, often set in a wooded park a few minutes from the centre.
The stations of Tarbes and Lourdes are served by TGV trains, and Tarbes-Lourdes-Pyrénées airport opens the department to flights to several cities. The A64 crosses the plain and puts Toulouse within driving reach, while the Pyrenees National Park borders the upper valleys, with its own protection rules. The neighbouring ski resorts, from Saint-Lary to Barèges, attract buyers of large chalets, while the plain appeals to those who want a garden and quick access to services.
In mountain communes, the Mountain Law limits building outside urbanised areas and regulates new tourist developments; an extension or a pool therefore does not follow the same rules as on the plain. Risk-prevention plans list avalanches, rockfalls and flash floods of the mountain rivers, to be consulted before an offer; the department is also classed as moderately seismic, which matters for any major renovation. You should also check the easements, notably rights of way and water, which are common on foothill properties where springs feed several houses.
The weight of snow requires checked roof timbers, and damp in thick stone and pebble walls must be tested in the cellar. Granite in the upper valleys can also release radon. In the protected zone of the national park and its surroundings, visible works are regulated. For a second home, examine the resort rules and local taxation with your notary. For a contemporary villa, verify the ten-year warranty, the compliance of the insulation and the heating cost of a large volume.
