In Aude, a maison de maître for sale in Aude first calls to mind the wine century: a five-bay façade, a stone cornice, a marble staircase and an adjoining winery, built by the merchants and great growers of Narbonne, Limoux or Lézignan after the lavish harvests of the nineteenth century. The section nonetheless widens the view: it brings together all the fine residences of the department, mas farmhouses of the Corbières, bastides of the Lauragais, villas on the Narbonne coast, architect-designed houses, wherever the living space exceeds 300 m² or the price nears a million euros and the properties are neither chateaux, nor manor houses, nor historic monuments. The maisons de maître and fine residences for sale are gathered here, whoever the seller.
The page gives real price benchmarks, sketches the houses now on the market, describes local construction, the areas where the residences concentrate and the risks to examine, from wind to flooding. To structure each stage of the purchase, turn to the guide to buying prestige property in France.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

Building in Aude borrows from geology: pale Corbières limestone, Razès sandstone, red Caunes-Minervois marble for fireplaces and thresholds, brick and pebbles on the Lauragais plain. The wine houses built in the nineteenth century show a symmetrical façade, wrought-iron balconies, a tiled vestibule and a large vaulted winery alongside; the mas and bastides remain plainer, with thick walls and broad curved-tile roofs. On the Narbonne coast, around Gruissan and Leucate, the fine residence takes the form of a modern villa or an architect-designed house facing the lagoon or the sea. Their entrance halls, often paved in stone or patterned tiles, open onto reception rooms with high ceilings, a layout that suits both family life and hospitality.
The annexes are often generous: vaulted cellars, a vat room converted into a reception hall, an orangery, a coach house, a pool, a Mediterranean garden planted with cypress, laurel and olive trees. The conversion potential of a winery or adjoining barn enters the valuation, provided planning rules allow it. Tiled roofs, eaves of stacked tiles and old timber joinery can be restored in stages, which lets the works be spread across several seasons.
Around Carcassonne, whose medieval Cité is a UNESCO site, like the Canal du Midi, the suburbs and the villages of the Malepère and the Cabardès hold fine residences; the Minervois and the Corbières, between Lézignan, Lagrasse and Tuchan, offer growers' houses, sometimes with vines. The Limoux area, home of blanquette, and the Razès, around Chalabre, come at more affordable prices; the Lauragais of Aude, towards Castelnaudary, attracts buyers from Toulouse. Narbonne and its seaside hinterland, with Gruissan, Fleury and Leucate, form the tightest market. Prices ease as you move inland from the sea towards the Razès, where large houses stay within reach of many budgets.
The TGV stations at Carcassonne and Narbonne bring Toulouse, Montpellier and Paris closer, Carcassonne airport handles low-cost flights and the A61 motorway crosses the department from west to east, while the A9 heads for Spain in the south-east. The hilltop villages of the Cabardès, such as Lastours, and the bastides of the Razès complete the range for those who prefer countryside to town.
The cers and the tramontane put roofs, chimney stacks, shutters and park trees under heavy strain: check how the tiles are fixed and the condition of the roof coverings. Floods on the rivers of Aude, still vivid in memory in the Aude valley, have led to strict risk-prevention plans; consult the risk statement and the zoning before any offer, since some cellars and ground floors are affected. In the Corbières and the Montagne Noire, brush-clearing obligations apply around houses at the edge of scrubland or pine woods.
On the coastal fringe, the Loi Littoral limits extensions and rebuilding and requires respect for the hundred-metre strip. Where the residence includes vines, the SAFER may exercise its pre-emption right, and appellation classification and the farm lease count in the negotiation. On a recent property, check that the pool and outbuildings comply with the permits obtained. A land surveyor will confirm the boundaries, which are often inherited from broken-up vineyard plots.
