A maison de maître for sale in Gers first brings to mind rolling hills: slopes of wheat, sunflowers and vines where residences of pink brick and blond stone stand beside a dovecote, built for the armagnac merchants, notaries and landowners of Condom, Auch and Lectoure. This section widens to all the fine residences of the department, gentilhommières, bourgeois village houses, contemporary villas and architect-designed properties, as soon as the living space passes 300 m² or the price nears a million euros, excluding chateaux, manor houses and historic monuments. Consult here the maisons de maître and fine residences for sale published by private owners, agencies and notaries.
This page gathers the real price benchmarks for the large residences of Gers, the profile of the properties on sale, the materials of the hills, the sought-after areas around the armagnac country and the Toulouse metropolitan area, as well as the cautions linked to clay soils and vineyards. The guide to buying prestige property in France helps you order your steps through to the deed.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

Gers builds with what the ground gives it: rustic brick in the east, limestone in the Lectoure area and the Ténarèze, rammed earth and cob-filled timber framing in old farmhouses, all under curved-tile roofs with neat overhangs. The maisons de maître line up a regular façade, a porch, shuttered windows and a staircase with a wrought-iron rail; those of armagnac merchants keep an adjoining wine store, sometimes a distillery. Stone quoins and brick string courses give the façades a rhythm of light and dark that changes with the hour.
The dovecote, often a tower or set on arches, stands as the emblem of these properties. Around it you find grounds, outbuildings, a barn, a caretaker's cottage, a pool and a pool house. Around L'Isle-Jourdain, west of Toulouse, and towards Gimont, large contemporary villas and architect-designed properties are multiplying, with open volumes facing the countryside. The neighbouring wine stores and farm sheds can be bought separately or converted into a reception hall, provided the planning rules allow it.
The Lomagne, around Lectoure, Fleurance and Saint-Clar, offers residences of brick and stone, with views over the hills. The Bas-Armagnac and the Ténarèze, around Eauze, Nogaro, Condom and Vic-Fezensac, bring together merchants' houses, wine estates and village residences; the Astarac, around Mirande and Marciac, offers gentler prices. Auch, the prefecture, mixes bourgeois town houses in the centre and houses on the slopes overlooking the Gers river. The bastides of Fourcès, Mauvezin and Montréal-du-Gers recall the medieval new towns, and their surroundings are sought after for houses with arcades.
The department has no TGV station: you reach Toulouse-Matabiau by road or by regional train from Auch, before boarding the TGV, and the N124 links Auch to Toulouse. Toulouse-Blagnac airport remains within a morning's reach, which explains the interest of buyers who still work in the city. The N21, which crosses the department through Auch and Mirande, completes a road network adequate for a main residence.
The clay and marl soils of the Gers hills cause many claims linked to shrink-swell movement: cracks in load-bearing walls, floor slabs and pools should be examined with an engineering consultancy. The rammed earth and timber framing of old residences fear damp and roof leaks, and repeated droughts accentuate movement in the structure. Recurring cracks, blistering renders and sunken floor slabs are the first clues, and a recent soil survey remains the firmest argument in a negotiation.
A property sold with armagnac, floc or Saint-Mont vines raises the question of the SAFER pre-emption right, farm tenancies and whether the parcels belong to an appellation. Private drainage, very common outside the villages, must be compliant; the municipal inspection is required at sale. For a recent villa, ask for the warranties, the pool permits and the details of the grounds' upkeep costs. Finally, running guest rooms, common in the department, requires a declaration at the town hall and fire-safety standards.
