According to the ma-propriete.fr pond price observatory, which keeps only ponds, lakes and pools sold without buildings in the French DVF land registry data, 41 pond sales were recorded in Meurthe-et-Moselle between July 2020 and December 2025, at a median price of €32,117/ha* and an average of €43,441/ha. Per square metre, the median works out at about €3.21. In 2025, 12 sales give a median of €30,418/ha†. In Grand Est, 183 ponds sold over the same period at a median of €30,112/ha, and the regional median reached €30,000/ha in 2025* across 33 sales; the national median was €25,235/ha in 2025.

Measured against the total area, banks included, a pond’s value depends heavily on its size: small, well-equipped ponds cost more per hectare. The figures concern ponds sold on their own, without a house or a large wood.
On the listings side, 26 properties with a pond are offered on ma-propriete.fr across France as of 2 October 2026, none in Grand Est at that date. Their median asking price is €94,000 for a median size of about 2.6 ha. These are advertised prices for whole properties, sometimes with a house or a pond, not recorded sale prices per hectare like those in the DVF database. Around Pannes and Thiaucourt-Regniéville, the Woëvre clay plain keeps old fish ponds within the Lorraine regional nature park. Together with the Lac de Madine, a reservoir built for Metz’s drinking water, the Pannes ponds form a Natura 2000 site of prime importance for waterbirds on migration and in winter. Private ponds in this area are often sold with a few hectares of meadow or woodland; their value lies in how well they drain, how reliable the water supply is and how quiet the setting is. East of Lunéville, the Étang de Parroy, a reservoir for the Marne–Rhine canal managed by the French waterways authority (VNF), is known for its large reed bed and rich birdlife: marsh harrier, osprey and common crane on passage. It belongs to a Natura 2000 site that also covers the Parroy forest and the Vezouze valley. Private ponds in the Lunévillois are smaller, often surrounded by woodland, and appeal to anglers and wildfowlers alike, who may see one as the complement to a hunting ground in Meurthe-et-Moselle.
Further south-east, at the foot of the Vosges, the Lac de Pierre-Percée, an EDF reservoir completed at the end of the 20th century to support the flow of the Moselle, notably to offset the water used by the Cattenom nuclear power station, is a public fishing and leisure site. Around it, a few valley ponds fed by cool streams may be sold with a chalet or a village house.
In the Moselle and Meurthe valleys, particularly around Toul and south of Nancy, gravel extraction from the alluvial deposits has left many lakes. Deep, with banks that can be steep and fed by groundwater, they hold carp, pike, zander and perch; some are run by angling associations, others have been returned to nature or landscaped by private owners. When a former gravel pit comes up for sale, ask for the quarry’s prefectoral order and the restoration report, check bank stability and consult the flood risk prevention plan: valley-floor land is often flood-prone, which rules out most building.
Demand comes from the Nancy conurbation, the Lunéville area and, in the north, from the Pays-Haut, where many cross-border commuters working in Luxembourg want a leisure plot close to home. Whatever the area, insist on proof that the pond is lawful, whether through a pre-Revolution right, an authorisation or a declaration under water law, and find out whether it is closed water or linked to a stream. Have the dam, outlet and spillway inspected, measure the silt and ask the seller about water quality: downstream of arable land, fertiliser run-off encourages algae and eutrophication. In the wetlands of the Woëvre and the Lunévillois, any dredging or enlargement must first be submitted to the DDT (departmental territorial office), which may refuse it.
