This figure rests on 25 sales — too few for the average and median to reflect the department’s market faithfully, which is why they should be read alongside regional prices. With only 3 sales in 2025, the department does not allow a reliable annual price. On the listings side, 26 properties with a pond are offered on ma-propriete.fr across France as of 2 October 2026, none in Grand Est at that date. Their median asking price is €94,000 for a median size of about 2.6 ha. These asking prices apply to complete properties, often with buildings, a pond or hunting rights: they cannot be compared directly with DVF medians per hectare. On the sandstone of the south-western Vosges, the Vôge is a wooded plateau cut by damp valleys, where water long served fish farming, mills and forges. At Les Voivres, the Étang Lallemand, around which a fish farm has been set up, carries on that tradition. Properties sold here are mainly ponds of a few hectares on the edge of woodland, sometimes with a house, holding carp, pike, tench and perch. Their water, coming off sandstone, is often acidic and low in minerals, which limits fish yields compared with Lorraine ponds on clay.

In Vosges, most ponds are fed by a stream or spring, so their legal status often hinges on the link with the watercourse. A pond formed by a dam across a classified stream may be required to install a fish pass or to be put on a bypass, and a pond created without authorisation will have to be regularised, or even removed. Ask for the document that establishes the pond, whether a pre-Revolution right, an authorisation or a declaration, and find out whether the water is closed or open. In spring, snowmelt and storms swell the streams: the spillway must be able to carry the flood, and the dam must be kept clear of trees whose roots weaken it. Finally, watch out for Japanese knotweed, widespread on riverbanks in the Vosges valleys.
