According to the ma-propriete.fr pond price observatory, which keeps only ponds, lakes and pools sold without buildings in the French DVF land registry data, 20 pond sales were recorded in Ardennes between July 2020 and December 2025, at a median price of €33,625/ha† and an average of €40,750/ha. Across 20 transactions, a handful of unusual sales is enough to move both median and average: these values are not truly representative of the local market and should be read against regional prices. With only 1 sale in 2025, the department does not allow a reliable annual price. In the Ardennes Thiérache, livestock farming dominates and ponds are used mainly for leisure fishing and watering cattle. At Signy-le-Petit, the Étang de la Motte and the Étang de la Vieille Forge give a good idea of these woodland-edge waters, surrounded by meadows and hedges. Private ponds sold here are generally small, often offered with one of the brick houses typical of the area or with a few fields of grazing.
Further south-east, near Le Chesne, the Lac de Bairon sums up the history of the department’s ponds: monks from the Mont-Dieu charterhouse kept a fish pond there, turned in the 19th century into a reservoir for the Ardennes canal. Recognised as a Natura 2000 site, it hosts herons, ducks and birds of prey. Across the Crêtes préardennaises, private ponds tend to sit in wooded hollows; many are fed by a spring or small stream, which has consequences for their legal status.
In the massif, steep slopes and slate soils leave little room for large ponds. The best-known lakes are public, such as the Lac des Vieilles-Forges at Les Mazures, one of the department’s busiest leisure sites. Private ponds are more discreet: small valley-floor pools, former mill ponds, waters fed by cool streams where trout can thrive. On the Rocroi plateau, the fens and wet heaths known locally as “rièzes” are protected habitats where creating a pond is out of the question. Anglers from Charleville-Mézières, Sedan or Reims, families wanting a patch of nature for weekends, livestock farmers in need of a water point: demand is mostly regional, and the Belgian border, close by along much of the department, can widen the pool of buyers. Hunters look at ponds surrounded by woodland, frequented by red deer and wild boar; a pond can then round off a hunting ground in Ardennes.
An Ardennes pond fed by a stream is often built as a dam across, or a diversion from, a watercourse: it then falls under water law, and trout streams may be classified for ecological continuity, which can mean installing a fish pass or a bypass channel. Ask for the declaration receipt, the authorisation order or proof of a pre-Revolution right (“fondé en titre”), and find out whether the water is closed or open, since fishing rules depend on it. Check the dam, the outlet structure, the screen and the flood spillway, all heavily tested by winter rain on one of the wettest uplands in north-eastern France. Finally, within Natura 2000 sites, such as around Bairon or on the Rocroi plateau, an impact assessment may be required before any dredging or enlargement.
