According to the ma-propriete.fr pond price observatory, which keeps only ponds, lakes and pools sold without buildings in the French DVF land registry data, 20 pond sales were recorded in Meuse between July 2020 and December 2025, at a median price of €21,376/ha† and an average of €23,902/ha. This figure rests on 20 sales — too few for the average and median to reflect the department’s market faithfully, which is why they should be read alongside regional prices. With only 3 sales in 2025, the department does not allow a reliable annual price. In Grand Est, 183 ponds sold over the same period at a median of €30,112/ha, and the regional median reached €30,000/ha in 2025* across 33 sales; the national median was €25,235/ha in 2025.

These figures divide the sale price by the total area of the property, banks and surrounding woodland included: a small, well-equipped pond always comes out dearer per hectare than a large lake surrounded by rough ground. Their median asking price is €94,000 for a median size of about 2.6 ha. Between the Côtes de Meuse and the Moselle valley, the Woëvre lies on clays that hold water, and ponds have been laid out here since the Middle Ages to produce fish. Carp has always dominated these traditional fish ponds, alongside pike, tench and roach, and the autumn drain-down harvest remains a highlight of the year. The great Étang de Lachaussée, at the heart of the Petite Woëvre ponds Ramsar site, is the best-known example, with its vast reed bed and its waterbirds. The private ponds that change hands are far smaller but follow the same cycle: filling from rain and streams, draining, harvesting, and sometimes a dry year (“assec”) to break down the silt.
On the edge of Meurthe-et-Moselle, the Lac de Madine, Lorraine’s largest body of water, was flooded over former Woëvre marshland to create a drinking-water reserve for Metz. It is obviously not for sale, but it has turned this part of the Lorraine regional nature park into a centre for sailing and birdwatching. To the west, the Argonne forms a long band of forest between Meuse and Marne. Its woodland ponds, often isolated at the end of a track, attract anglers in search of quiet as well as wildfowlers. To the south, the Barrois and the Ornain and Saulx valleys mainly offer small leisure ponds and ponds attached to a house or farm: the choice is narrower, and sales are usually agreed locally.
Many buyers come from Lorraine, from Verdun and Bar-le-Duc as well as Metz and Nancy, looking for a fishing pond or a weekend retreat. Fish farmers and landowners are interested in the Woëvre production ponds, whose value depends on the quality of the drainage structures and the fish yield. Lastly, hunters like ponds close to the large forests, in a department where big game is plentiful; a pond can then become part of a hunting estate in Meuse.
Many Woëvre ponds lie within the Lorraine regional nature park, a Natura 2000 site or a mapped wetland: dredging, raising a dam or enlarging a pond may then require a declaration or authorisation, and sometimes an impact assessment. Ask for proof that the pond exists lawfully and check whether it connects to a watercourse, which changes the fishing regime. Have the dam, the outlet structure and the fish-catching basin inspected, and ask the seller about cormorant pressure, which weighs heavily on fish yields across Lorraine.
One last point specific to Meuse: the department was among the main battlefields of the First World War, from Verdun to the Argonne and the Saint-Mihiel salient, whose front line crossed the Woëvre.
