In a department split between new towns and open arable country, a poultry farm for sale in Val-d'Oise almost always takes the shape of a unit attached to an arable holding: farmhouse chickens reared in batches, a few guinea fowl or ducks, an aviary or a range of laying hens whose eggs go into short supply chains. Sellers approaching retirement, agencies specialising in rural property and notaries' offices send us these properties, setting out the nature of the buildings, how the flock is run and where the produce goes. Each belongs to the national picture of poultry farms for sale.

A listing rarely tells you what the surrounding land is worth, where holdings come free, how to judge a poultry house or what the authorities will require: this page fills those blind spots. If you are preparing to set up, our white paper « Créer une exploitation agricole » (in French) describes the stages ahead, from the agricultural qualification to the funding plan.

Farmland prices around a poultry farm in Val-d'Oise (95) in 2025

Land remains the largest item when buying a poultry farm. According to sales recorded by the French tax administration (DVF, vineyards excluded), the median price of agricultural land in Val-d'Oise (95) stood at €8,872/ha in 2025, with an average of €9,484/ha across 20 sales; 80% of transactions fall between €6,991 and €12,121/ha, against a national median of €5,307/ha. * Fewer than 30 recorded sales: indicative value.

The SAFER benchmark of land values (2025 figures) puts vacant land and pasture at €8,810/ha (+3.6% year on year, -20.1% over ten years), against a national average of €6,460/ha; land already let sells around 17% lower.

The price of a poultry holding here seldom turns on area alone. What counts is the size and age of the building, insulation, ventilation, heating control, silos and feed conveying, the washing area, access fit for lorries and the quality of a planted, fenced range. For egg production, add the collecting and grading room; and everywhere the customer base built up over the years, markets, producer shops or deliveries, which changes hands with the farm. Benchmark an asking price against our land price observatory, then run the figures through our financial calculators.

What sets poultry farms for sale in Val-d'Oise apart

The buildings and how batches are run

Long specialised units are uncommon here: expect medium-sized buildings, movable huts set on grass cover and converted farm volumes, barns or sheds, whose takeover implies bringing them up to standard. The inspection covers the frame, roof and insulation, the ventilation system and its controls, heating for the first days, the levelness and sealing of the floor, then silos, augers, drinking lines and the electrical installation. A compliant entry room, and room to keep a full empty period between batches, weigh heavily when negotiating a broiler farm or an existing egg unit.

Next, work out how the enterprise earns its living. A unit delivering to a producer group depends on the remaining term of the contract and on the conditions for transferring it, which should be confirmed in writing. A holding that sells its own output rests on a customer base, a health approval and sometimes a cutting or packing room: intangible assets negotiated separately from the walls. Where the sale includes the dwelling house and land, a costed breakdown item by item avoids delays when funding is arranged.

From the Vexin français to the plaine de France

The Vexin français, to the west around Magny-en-Vexin, Marines and Vigny, remains the farming heart of the department: large courtyard farms, good land, and a regional nature park that supports produce sold locally. The plaine de France, towards Luzarches and Viarmes, combines cereals with heavily populated areas close at hand. The Oise valley, from L'Isle-Adam to Persan and Beaumont, alternates small towns, woodland and cultivated fields. To the south-east, between the plaine de Pierrelaye and the airport surroundings, building and infrastructure make any farming project harder to place.

A plan built on retail selling benefits from the Vexin and the valleys, where local custom and weekend visitors carry the output. A more technical unit, reliant on lorry rounds, will find better access on the cultivated plateaux of the north-west. Everywhere, the availability of land is the limiting factor rather than the price of the buildings, and a property seldom matches a written brief straight away.

What to verify before signing

The classified installations regime, the French environmental permitting system, applies according to the number of birds housed: declaration, registration or authorisation, with a change of operator notified to the prefecture. Ask for the order in force, its requirements and the record of inspections. The biosecurity plan, range management and the housing instructions issued during avian influenza episodes also cover small free-range flocks. In communes that have become residential, the distance from dwellings governs both day-to-day peace and any scope for extension: measure it on site rather than on a plan.

Then check manure storage and the spreading plan, the department being classified a nitrate vulnerable zone, and read the communal planning document, which conditions any new construction. On tenure, the rural lease continues with the buyer subject to the landlord's agreement, and the transaction falls under the structures control, the French authorisation regime for taking over farmland, and SAFER's pre-emption right. Have land, buildings, equipment and stock valued separately before you sign.

Private sellers, rural estate agencies and notaries feed this selection. Sort by budget, by built area or by type of production to isolate the chicken farm or the laying hens unit that fits your plan, and switch on an alert so you hear about the next properties listed.
