The spaces available have little in common with a rural livestock building: shelters a few metres wide, converted greenhouses, former workshops, light structures put up on a slab. A viewing focuses on natural ventilation, daylight, water and power connections, feed storage out of reach of rodents, the quality of fencing, night-time protection and litter management, often awkward with no land to spread on. A floor usable in all weather, a washing area and vehicle access that works on weekdays are worth a great deal here, because they dictate how each day is organised.

An egg farm in this setting lives on eggs sold on site, on boxes or on deliveries to shops and school kitchens: that network, and the commitments behind it, is what a buyer takes over along with the installations. Ask to see the agreements, how long they still run and on what terms they transfer. If a dwelling is part of the deal, have two separate valuations drawn up, since the local housing market compares with no agricultural benchmark at all.

The eastern communes and the territories next door

Cultivated ground has all but vanished: the old plaine des Vertus, between Aubervilliers and La Courneuve, was built over long ago. Only the eastern communes, towards Coubron, Vaujours, Montfermeil and Clichy-sous-Bois, keep a few open parcels on the edge of the regional forest. Along the Marne, the parc de la Haute-Île at Neuilly-sur-Marne and the parc forestier de la Poudrerie at Sevran form large green spaces, but public ones given over to leisure. The rest of the department, from the Ourcq canal to the Plaine Saint-Denis, is unbroken urban fabric, with no farmland left to buy.

A serious search therefore widens at once to the neighbouring departments. Northern Seine-et-Marne, around Claye-Souilly and the Brie country, and the pays de France in Val-d'Oise, towards Luzarches, offer genuine holdings a short distance away without giving up the dense consumer base. That is where most livestock projects conceived in the inner ring end up, with usable buildings and room around them.

Formalities, disease risk and soils

All bird keeping must be declared, and a commercial unit registered as a holding; above a certain flock size the classified installations regime applies, the French environmental permitting system, with declaration, registration or authorisation according to scale. Avian influenza episodes bring housing obligations that cover a neighbourhood poultry house as well, and that must be physically workable: it is a criterion when choosing premises. Departmental health regulations, which the prefecture can supply on request, also govern the distance to dwellings, the removal of droppings and the tidiness of the surroundings.

Two local points deserve attention. Soil quality, on plots that have seen industrial use, is checked by survey before letting birds scratch or growing anything to eat. Then occupancy status: many sites run under an agreement or a precarious lease, which changes an investment analysis entirely.
