Buying an arable farm for sale in Vaucluse means choosing between three farming worlds: the irrigated Comtat and Durance plain, where durum wheat and seed maize slot in between orchards and vegetable ground; the Haut-Vaucluse around Orange and Bollène, mixing cereals, sunflowers and vines; and the Sault plateau, where spelt and lavender are grown at altitude. Offers come from farmers preparing a handover, from rural agencies based in Carpentras and Cavaillon and from local notarial offices; they set out the cropping plan, the irrigation network and the buildings. All of them appear in our national picture of arable farms for sale.

Particulars rarely say what actually decides a purchase. This page carries on with the level of ploughland values recorded across the department, the geography of the districts that release ground, the true state of sheds and irrigation gear, and the checks specific to the sector. Our white paper « Créer une exploitation agricole » (in French) covers the route into farming itself.

Arable land prices in Vaucluse (84) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Vaucluse (84) works out at €14,435/ha and the average at €14,943/ha, across 19 transactions. The central range covering 80% of sales runs from €9,654 to €22,081/ha; nationally the median is €5,307/ha. * Fewer than 30 recorded sales: indicative value.

The SAFER benchmark, the market's second yardstick, gives €14,740/ha in 2025 for vacant land and pasture (-1.1% over twelve months, +19.3% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

Value here turns less on acreage than on water and on outlets. Look at the soil, plain silts or stony hillside ground, at the connection to a gravity or pressurised irrigation canal and the charge that goes with it, at how the blocks group together, at windbreak hedges, at bin capacity, at the condition of harvesting and cultivation equipment, then at the contracts tying the business to a cooperative, a grain merchant or a seed company. Such contracts seldom transfer as of right. Compare with our land price observatory and cost the takeover in our financial calculators.

What sets an arable farm for sale in Vaucluse apart

Irrigation networks, storage and seed multiplication

The first document to ask for concerns water. Much of the Vaucluse plain is served by long-established canals and by pressurised networks: check whether each field lies inside the perimeter of a water users' association, what the charges are, how the rota works and what works have been voted through. On fields fed by a borehole, check the declaration and the authorised volume. Then examine storage: bin capacity against an average harvest, ventilation, the cleanliness of the building, lorry access and turning space, and a cleaner-grader where the farm delivers seed.

Seed multiplication changes the nature of the asset: it requires isolated fields, a contract with a seed company and dedicated equipment, all of which are negotiated separately from the land. Ask for a full breakdown of the price. If a mas or a bastide comes with the sale, have it valued on its own: the housing market of the Luberon and the Comtat is brisk and can account for a share of the price unrelated to what the crops return.

Comtat, Durance valley, Haut-Vaucluse and the Sault country

The Comtat plain, between Carpentras, Monteux and Pernes-les-Fontaines, is the most contested: orchards, vegetables and seed crops push land to a level cereals alone struggle to justify. Along the Durance, from Cavaillon to Cheval-Blanc, deep irrigated alluvium carries durum wheat and maize. In the Haut-Vaucluse, around Orange, Bollène and Valréas, arable land sits alongside vineyards and changes hands on more reasonable terms. The Sault plateau, finally, belongs to a dry upland farming altogether.

Two logics therefore coexist in this department: a plain where soil is valued first for high-value crops, and drier margins where income comes from volume and from support payments. The monts de Vaucluse and the Sault country offer the most affordable areas, at the cost of irregular yields and a longer haul to the collection silos. A cereal farm bought on those margins needs a cropping plan built around drought rather than against it.

Abstraction rights, planning and handover

Three checks decide whether a project stands up. Water first: access to irrigation is a right attached to the field or to membership of a collective body, and its survival after the sale must be confirmed in writing. Planning second: zoning in the local plan, drinking-water catchment perimeters, the flood zones along the Durance and the Ouvèze, and any infrastructure scheme. Support payments third, since the basic payment entitlements and the agri-environment commitments signed by the seller do not follow the buyer of a crop farm automatically.

Legally, the takeover goes through the structures control, the French authorisation that weighs the area farmed once the deal is done, and through notification of the sale to SAFER, the rural land agency, which holds a pre-emption right. Read the rural leases one by one: remaining term, rent, environmental clauses, the sitting tenant's right of pre-emption. On an organic grain farm, check when each field was certified and what commitments are still running.

The holdings shown here are entrusted to us sometimes by their owner, sometimes by an agency specialising in rural property, sometimes by a notary settling an estate. Pick an area, a budget and a district, then schedule an alert: the better opportunities go quickly. You can also look through every one of the arable farms for sale in Provence-Alpes-Côte d'Azur.
