Buying an arable farm for sale in Bouches-du-Rhône means entering a farming system built entirely around water: durum wheat, rice, sunflower, lucerne and maize share the irrigated plains of Arles, the Camargue and the Crau, fed by a network of gravity canals inherited from centuries of engineering. The properties shown come from farmers preparing their handover, from firms specialising in rural land and from notarial offices in Arles, Tarascon or Salon-de-Provence; they state the watering rota the business depends on, the rotation, the buildings and the machinery taken over. They add to our national selection of arable farms for sale.

This page supplies what a listing leaves out: the real level of land values across the delta, the districts where mas properties change hands, how to assess a gravity watering network and its storage buildings, and the checks that belong to salt-influenced ground. If your plan is to set up in farming, our white paper « Créer une exploitation agricole » (in French) walks through the whole route.

Arable land prices in Bouches-du-Rhône (13) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Bouches-du-Rhône (13) works out at €20,637/ha and the average at €19,365/ha, across 24 transactions. The central range covering 80% of sales runs from €10,674 to €24,734/ha; nationally the median is €5,307/ha. * Fewer than 30 recorded sales: indicative value.

The SAFER benchmark, the market's second yardstick, gives €16,720/ha in 2025 for vacant land and pasture (-4.2% over twelve months, -2.1% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

Acreage tells only part of the story. Membership of a watering syndicate and the security of the rota count too, as do the condition of the sluice gates, channels and irrigation beds, how well low ground drains, the storage volume and the drier, the machinery fleet, the basic payment entitlements and any contract signed with a cooperative or grain handler. Set the asking price against the references in our land price observatory, then build your plan with our financial calculators.

What sets arable farms for sale in Bouches-du-Rhône (13) apart

Gravity watering, delta soils and the mas buildings

The main piece of equipment here is not the tractor but the watering network. A crop farm in the delta depends on a water right held through a syndicate, on a rota, and on channels and sluice gates whose upkeep governs every season. Check the annual levy, the state of the structures, how level the irrigation beds are and how fast drainage water can be moved off. In the Camargue, flooding the rice ground produces a crop and pushes salt down the profile at the same time: give that practice up and salinity climbs back, as soil analyses show without ambiguity.

The Provençal mas, the centrepiece of these holdings, usually combines an old dwelling with cart sheds, barns and bins added over time. Look at the tonnage that can be stored, the ventilation, the drier where one exists, the turning area and lorry access. Machinery is priced separately, including the specific kit that rice or lucerne demands. The residential share of a mas, substantial where it has been restored, must be separated from the working tool from the first discussions, or the funding plan will be built on a false figure.

Camargue, Arles plain, Crau and the Berre lagoon fringe

The Camargue, between Arles, Saintes-Maries-de-la-Mer and Port-Saint-Louis-du-Rhône, concentrates rice growing and the durum wheat that follows it in rotation. Northwards, the Arles plain and the Tarascon country offer deep, keenly sought soils that compete with vegetable growing and the orchards of the Alpilles. The Crau, around Saint-Martin-de-Crau and Salon-de-Provence, is above all hay country under a protected designation, and its watered ground is contested between forage and winter crops. Towards Istres, Fos-sur-Mer and the Berre lagoon, industry and housing sharply limit what comes to market.

Those contrasts weigh heavily on what a holding fetches. The watered, well-levelled ground of the northern delta trades at a level the lower, saltier and more exposed parcels never reach. In a department where organic farming and quality-label supply chains hold a strong position, part of the holdings offered is already committed to certification, which affects both the valuation and the timetable of a takeover.

Points to watch before committing

Clearance under the structures control, the French authorisation regime for taking on farmland, and the possibility of pre-emption by SAFER, the rural land agency, frame the transaction. Then comes the water file, decisive in the delta: the syndicate's rules and charges, how long-standing the watering right is, the canal maintenance obligations attached to it, and rights of way across neighbouring parcels. Have soil conductivity measured as well, and ask for the history of salt movement, especially on ground near the lagoons, since that single factor sets the range of crops open to you.

Go through the rural leases in force, their term and their clauses, along with any agreements putting parcels at a neighbour's disposal for grazing or forage. Look at the designations too: the regional nature park, protected sites across the delta, catchment perimeters, and flood risk plans that can restrict building. Finally, check the transfer of basic payment entitlements, the CAP declarations already lodged and, where the holding is certified, the conversion date that passes on with it.

Retiring farmers, rural property agencies and delta notaries keep this selection supplied. Sort by area, by budget or by type of irrigation, set an alert to catch new listings as they appear, then widen the search to take in the arable farms for sale in Provence-Alpes-Côte d'Azur.
