Looking for an arable farm for sale in Var takes you inland, well away from the coast: the limestone Haut-Var plateau around Aups, Salernes, Barjols and Régusse, together with the Argens valley between Vidauban and Le Muy, holds most of the department's ploughland. Durum wheat, soft wheat, barley, rape, chickpeas and forage follow one another, frequently beside olive trees, lavandin or a few rows of vines. What reaches the market comes from farmers arranging their exit, from rural property firms and from notarial offices in Draguignan and Brignoles. Each holding joins our national record of arable farms for sale.

Beyond those particulars, this page gathers what really carries weight in a purchase here: land values measured locally, the districts still releasing ground, whether the sheds and grain bins are sound or worn out, and the checks to run before signing. To build an entry project step by step, open our white paper « Créer une exploitation agricole » (in French).

Arable land prices in Var (83) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Var (83) works out at €12,000/ha and the average at €12,926/ha, across 3 transactions. The central range covering 80% of sales runs from €6,800 to €19,423/ha; nationally the median is €5,307/ha. * Fewer than 30 recorded sales: indicative value.

The SAFER benchmark, the market's second yardstick, gives €11,330/ha in 2025 for vacant land and pasture (+9.2% over twelve months, -16.6% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

Where cultivable ground is scarce and contested, acreage explains the asking price poorly. What counts more is soil depth and stoniness, the raw water supply, the shape of the blocks across broken terrain, exposure to wildfire and the clearance duties that follow, the quality of the shed and the bins, the state of the machinery, the basic payment entitlements and the link to a cooperative or a grain merchant. An irrigated cereal farm does not trade on the scale of a dry plateau. Place any offer against our land price observatory, then test the deal with our financial calculators.

What sets an arable farm for sale in Var apart

Raw water, grain storage and suitable machinery

Water governs everything in this Mediterranean department. Establish where it comes from: a connection to the regional raw water network, a hillside reservoir, a declared borehole, an intake on the Argens, and under which authorisation. Ask what annual volume can be drawn, what a cubic metre costs, and what condition the buried mains, the reels and the electricity supply are in. Storage comes next: an old timber-framed shed houses machinery but serves grain badly, since grain calls for ventilated bins, sound flooring and an intake area collection lorries can reach. A drier earns its cost only where grain maize genuinely holds a place in the rotation.

Machinery is judged on meters, service records and how each item is owned, since much of it is shared through a machinery cooperative. Stony ground wears cultivation equipment quickly, and harvesting is often carried out by a contractor. Where a mas or a bastide forms part of the sale, insist on a breakdown between the dwelling, the working buildings, the machinery and the land: the local housing market is lively and obscures what the production tool is actually worth.

Haut-Var, the Brignoles basin and the lower Argens

The Haut-Var plateau, between Aups, Montmeyan, Tavernes and Cotignac, carries the largest cropping areas in the department, on free-draining soils where durum wheat and winter crops dominate, broken up by lavandin and woodland. Eastwards, the surroundings of the Canjuers military camp close a vast stretch to anything beyond grazing. The Brignoles depression and the Saint-Maximin plain mix vines, cereals and forage, on ground winegrowing buyers also want. Lower down, the Argens valley offers deeper alluvial soils but heavy competition for land.

To the north, the Provence verte country and the approaches to the Verdon put arable land within easier reach, in exchange for fragmented blocks, a longer haul to the collection silos and yields held back by summer drought. Anything along the motorway corridors or close to the coast, by contrast, leaves farming logic behind entirely. Viewing in several districts before committing remains the soundest protection.

Wildfire duties, planning and structures control

Three enquiries come before any commitment. The first concerns fire: the statutory clearance obligations around buildings, access for emergency services, water points, and what these mean for workload and insurance. The second concerns planning, since field zoning in the local plan, classified woodland and protection perimeters govern whether a shed can be built and what becomes of each block. The third concerns water: taking over a crop farm without a transferable irrigation right changes the cropping plan entirely, so have the position confirmed in writing before a price is agreed.

The legal side follows. The deal falls under the structures control, the French authorisation regime measuring the area taken over against thresholds set by the regional scheme, and the notary notifies the sale to SAFER, the rural land agency, which may pre-empt in favour of a new entrant. Read every rural lease, its term, its rent, its environmental clauses and the tenant's right of pre-emption, then arrange the transfer of basic payment entitlements ahead of the CAP declaration. On a grain farm managed organically, practices are verified in the field as much as on paper.

Three kinds of seller post here: the owner running his own handover, the rural agency acting under mandate and the notary settling an estate. Set your filters on an area, a budget or a district, switch on an alert so you hear the moment something is published, then widen the search to arable farms for sale in Provence-Alpes-Côte d'Azur.
