Looking for an arable farm for sale in Alpes-de-Haute-Provence leads into two very different worlds: the Valensole plateau, where durum wheat and straw cereals alternate with lavandin across wide dryland fields, and the Durance valley, where water drawn off by canals makes maize, seed crops and higher-value production possible. The files published here come from farmers preparing to step back, from rural land agencies and from notaries in Manosque, Forcalquier or Digne-les-Bains; they set out the rotation, the irrigable share, the buildings and the machinery. They extend our national selection of arable farms for sale.

You will also find what no listing spells out: the land prices actually paid on the plateaux and in the valley, the communes where holdings are coming free, how to assess a shed and a watering system, and the approvals required before taking over. To build a plan for setting up, read our white paper « Créer une exploitation agricole » (in French).

Arable land prices in Alpes-de-Haute-Provence (04) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Alpes-de-Haute-Provence (04) works out at €6,436/ha and the average at €7,310/ha, across 9 transactions. The central range covering 80% of sales runs from €5,413 to €9,686/ha; nationally the median is €5,307/ha. * Fewer than 30 recorded sales: indicative value.

The SAFER benchmark, the market's second yardstick, gives €7,670/ha in 2025 for vacant land and pasture (+5.1% over twelve months, +13.8% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

Beyond hectares, value rests on water and on equipment: membership of a watering syndicate, how long-standing the right is, a declared borehole, buried mains and reels, together with soil depth on the plateau, stoniness, aspect and altitude. Add storage volume, a drier, the workshop, the specific kit aromatic crops need where the business grows them, the basic payment entitlements and the contracts held with a cooperative or merchant. Position your offer with our land price observatory and our financial calculators.

What gives an arable farm for sale in Alpes-de-Haute-Provence its value

Plateau soils, water access and farm buildings

On the plateaux, stony soils and scant summer rainfall call for cautious management: fallow, long rotations, hardy varieties, durum wheat above all. Water-holding capacity, which probing can estimate, explains most of the yield gap from one field to the next. In the Durance valley and along its tributaries the picture changes entirely the moment a parcel is served by a canal: the watering rota, the syndicate levy and the condition of the structures become elements of value in their own right. A cereal farm mixing watered ground with dryland must therefore be judged parcel by parcel.

The buildings often combine a bastide or an old farmhouse, vaulted stores and newer sheds. Look at the tonnage that can be held, bin ventilation, whether a drier is fitted, the turning area and the load-bearing of the access, frequently limited by narrow lanes. Machinery should be priced separately, distinguishing combinable-crop equipment from the kit lavender or aromatic plants require where a still comes with the sale. The residential share of the buildings, prized in a department with a strong tourist market, is valued quite apart from the working tool.

Plateaux, valley and back country

The Valensole plateau, between Valensole, Puimoisson and Riez, is the department's main reservoir of arable land on the market, with large workable fields and a landscape shared between cereals and lavandin. The Durance valley, from Oraison and Les Mées up to Château-Arnoux, holds the most productive watered ground, contested by orchards and vegetable growing. The Forcalquier country and the approaches to Manosque combine smaller units with marked residential pressure. Towards the Sisteron country, the Bléone and the mountain valleys, livestock takes over and ploughed land becomes scarce.

That geography feeds into prices: a parcel served by a canal does not trade like dry plateau ground, and closeness to Manosque or the Durance corridor sustains demand that reaches well beyond farming. The department is also one of the most committed in France to organic production and to perfume, aromatic and medicinal plants, so many of the holdings offered pair cereals with aromatic crops, which changes how the asking price should be read.

Checks before taking over

As everywhere, a takeover needs a decision under the structures control, the prefectoral authorisation regime governing new entrants and expansion, and SAFER, the rural land agency, may pre-empt a farmland sale. The water file deserves particular attention: the syndicate's rules and charges, how long-standing and how extensive the watering right is, the declaration and output of any borehole, the volumes authorised against the rotation presented, and the summer restrictions that have become frequent on the tributaries. A weak water right narrows the range of possible crops for good.

Then review the rural leases, their term, the rent and the environmental clauses, along with any grazing agreements made with transhumant flock owners. Confirm the transfer of basic payment entitlements and the CAP declarations under way, organic certification and its conversion date, the commitments attached to aromatic crops, and lastly the designations that can restrict practices: catchment perimeters, the approaches to the regional nature park, and areas subject to scrub-clearance obligations.

The properties visible here are entrusted by retiring farmers, rural property agencies and local notaries. Select by area, by budget or by irrigable share, save an alert to follow new listings, then widen the search to the arable farms for sale in Provence-Alpes-Côte d'Azur.
