Seine-et-Marne is the most heavily cropped department in the Paris region, and an arable farm for sale in Seine-et-Marne almost always takes the form of a large Brie farmstead surrounded by reorganised blocks. Milling wheat, sugar beet, oilseed rape, malting barley, maize and pulses make up the rotation, on deep silts lying over a clay subsoil. Holdings reach the market through farming families preparing a handover, through rural land advisers and through notarial offices in Meaux, Provins and Melun; the particulars give the field layout, the drainage, the storage and the machinery. They feed our national record of arable farms for sale.

A set of particulars is not enough to decide on. We add the ploughland values observed across the department, a map of the districts where takeovers still conclude, how to judge a Brie range of buildings, and the checks required where land sits under Paris-region pressure. The route into farming is described in our white paper « Créer une exploitation agricole » (in French).

Arable land prices in Seine-et-Marne (77) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Seine-et-Marne (77) works out at €7,015/ha and the average at €7,828/ha, across 126 transactions. The central range covering 80% of sales runs from €5,009 to €11,030/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €7,600/ha in 2025 for vacant land and pasture (-1.4% over twelve months, -10.2% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

At comparable acreage, the gaps come from what accompanies the soil: the depth and water-holding capacity of the silts, the age and working order of the drainage system, how tightly the blocks sit around the farmstead, storage capacity and any drier, the condition of the harvest chain, the basic payment entitlements, cooperative shares, the beet contract and the distance to the river silos of the Seine valley. An anaerobic digester or a let building shifts the balance again. Place the asking price using our land price observatory, then test your funding plan in our financial calculators.

Buying an arable farm in Seine-et-Marne: the decisive points

Field drainage, the Brie farmstead and grain storage

Drainage is the first item to examine: on the Brie plateaus the clay holds water and nearly all the cropped ground has been drained. Ask for the installation plans, the dates of the work and the record of ditch clearing and collector repairs, because an ageing system is paid for in yield and in lost working days. Move on to the buildings: a Brie farm is built around a closed courtyard whose old barns suit machinery but seldom grain. Measure bin volume against the harvest, and check the ventilation, the weighbridge and access for articulated lorries.

Machinery is judged on meters and service records, with particular attention to drills and to the beet chain, which is frequently handled by a contractor. The main house or the attached dwelling belongs to another market: less than an hour from Paris, a cereal farm with buildings of character can see its overall price pulled up by residential demand. Insist on a split between dwelling, working buildings, machinery and land.

Brie, Multien, Provinois, the Bassée and the Gâtinais

The cropping heartland lies on the Brie plateaus, from Rozay-en-Brie to Coulommiers and La Ferté-Gaucher, where holdings are large and the market is driven by neighbours expanding. To the north, the Multien and the plaine de France, around Meaux and Dammartin, combine good soils with development schemes. The Provinois, to the east, remains more affordable. The Bassée, along the Seine between Bray-sur-Seine and Montereau, brings together fertile alluvium, river silos and gravel quarries. To the south, the Gâtinais and the Loing valley have lighter ground.

What divides the department is less agronomic potential than distance from the conurbation. Arable land on the eastern and south-eastern fringes still changes hands on farming terms; ground approaching the new towns, the airports and the future express-network stations faces competition that has nothing to do with agriculture. Anyone buying a crop farm within that inner ring should expect several bidders on every block that comes free.

Planning, quarries and structures control

Before committing, have the planning position of every block established: zoning in the local plan, reserved sites, deferred development areas and infrastructure routes. In the Bassée, look as well at gravel extraction consents and at any temporary occupation agreements already signed, which can take fields out of cultivation for a long time. Ask about catchment perimeters, feeder zones and pipeline easements, common in a department crossed by the capital's networks. Finally, enquire about agri-environment commitments still in force.

Taking over a grain farm falls under the structures control, the French authorisation regime comparing the area farmed after the deal with regional thresholds, and SAFER, the rural land agency, is notified of every sale. Work through the rural leases, any land made available to a farming company and the tenant's right of pre-emption, then arrange the transfer of basic payment entitlements before the CAP declaration and the purchase of the cooperative shares.

Retiring farmers, rural property agencies and notaries across the department publish their offers here. Adjust the filters to your project, area, budget, whether a dwelling is included, then create an alert that tells you when something new goes online.
