An arable farm for sale in Seine-Saint-Denis is not something that comes up: the department lies wholly inside the Paris conurbation, and its last cropped plains gave way long ago to housing, industrial estates and infrastructure. What growing ground survives belongs to urban farms, community gardens and public parks, which answer to quite different purposes from a commercial cropping business. The opportunities reached from this page therefore sit further out, in the outer ring and in the cereal departments beyond, entrusted by retiring owners, rural agencies and notaries. The national register of arable farms for sale gives the measure of it.

This page works as a base for a search conducted from Seine-Saint-Denis: benchmarks for regional farmland values, districts where holdings genuinely change hands, and how to read a sale combining land, grain storage and a house. Our white paper « Créer une exploitation agricole » (in French) sets out the stages of establishing a business, from appraisal to funding.

Arable land prices in Seine-Saint-Denis (93) in 2025

Pricing the land comes first in any plan to buy an arable farm. This department has no rural communes in the statistical sense, so the figures below are those of the Île-de-France region. On the basis of 2025 DVF sales (vineyards excluded), the median in the region works out at €7,465/ha and the average at €7,932/ha, across 214 transactions. The central range covering 80% of sales runs from €5,253 to €10,940/ha; nationally the median is €5,307/ha.

With no local SAFER average published, the French reference applies: €6,460/ha for vacant land and pasture, €5,350/ha for tenanted land.

Once the search reaches a genuine working unit, the advertised price covers very different realities: soil quality and consistency, block size, drainage, the capacity to hold grain, the condition of the shed and workshop, the worth of the machinery included, basic payment entitlements, any delivery commitment to a co-operative, and the share of the dwelling within the whole. Our reference figures sit in the land price observatory, and funding assumptions can be tested with the financial calculators.

Taking over an arable farm while living in Seine-Saint-Denis

Judging the land, the buildings and the machinery

An arable holding is weighed first on its soils: depth of silt, water-holding reserve, load-bearing capacity when machinery moves in, consistency of results, the state of the drains on wet ground and the distance of each block from the yard. Buildings come next: roof structure and covering, flat store or ventilated bins, temperature monitoring, drier, intake pit, weighbridge, wash-down area and crop-protection store. Machinery, a heavily capitalised item on this kind of system, deserves a detailed inventory giving the age, hours and true condition of every unit.

A dwelling frequently comes with the sale. Value it apart from the working unit, since its market depends on the commune, local services and transport links rather than on cropping margins. A grain farm offered with an old farmstead can see its overall price driven by the house while the productive capacity stays modest. That breakdown shapes the structure of the deal: borrowing, own funds, the status of the land and the company form chosen.

Cereal districts within reach of north-east Paris

East and south-east, Seine-et-Marne is the natural destination for a search starting in Seine-Saint-Denis: the Brie, the Multien around Meaux and Lizy-sur-Ourcq, the Provinois and the Bassée valley hold most of the region's open-field businesses. To the north, Val-d'Oise carries the Pays de France up to the edge of the Oise, while the Vexin français opens out into wide cereal plateaux. Further on, the Oise, the Aisne and the Marne provide a deeper market, with land values per hectare often below those of the Paris ring.

The reasoning is the same for each of them: the further from the conurbation, the more listings appear and the softer the land market becomes, but the harder it is to avoid moving house. In the most sought-after districts, handovers are often settled between neighbours before any advertising, so continuous watching and a file ready to submit make the difference.

Procedures and checks you cannot skip

Every takeover goes through the structures control, the prior administrative authorisation required to farm beyond certain thresholds, and past SAFER, the rural land agency, which holds a right of pre-emption from the moment a sale is notified to it. For someone arriving from another trade, professional capability, the business plan and bank guarantees decide the outcome of the file. Examine the status of the land as well: rural leases in force, their expiry, the rent, environmental clauses and the sitting tenant's right of pre-emption.

On the technical and regulatory side, check how parcels are zoned in the local plan where they adjoin a town or a development scheme, whether they fall in a nitrate vulnerable zone and what soil cover obligations follow, the protection perimeters around water catchments, the transfer of basic payment entitlements and the consistency between the graphical field register and the areas advertised. Where the business is held by a company, examining its accounts and commitments comes before any offer.

Sellers, rural property firms and notarial offices keep this section supplied as instructions come in. Define the area, the budget and the geography you will accept, then create an alert so new listings reach you as they are published. You can also sweep the whole set of arable farms for sale in Île-de-France before widening the net further.
