Between the forest of Rambouillet and the loop of the Seine, a carefully worked plateau agriculture survives, and an arable farm for sale in Yvelines usually appears as a square-courtyard farmstead surrounded by large fields. Milling wheat, oilseed rape, winter barley, sugar beet, peas and field beans fill the rotation on deep silty soils. What comes free is entrusted to us by farmers organising their departure, by rural property agencies and by the notaries of Houdan, Mantes-la-Jolie and Rambouillet; the particulars set out the blocks, the drainage and the buildings. Each one joins our national inventory of arable farms for sale.

This page goes further than any set of particulars: the level of land values recorded in the department, the districts where a takeover remains realistic, how to judge buildings that are often old, and the care needed where farmland meets the city. To shape your own entry project, lean on our white paper « Créer une exploitation agricole » (in French).

Arable land prices in Yvelines (78) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Yvelines (78) works out at €7,398/ha and the average at €7,365/ha, across 36 transactions. The central range covering 80% of sales runs from €5,518 to €9,274/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €8,410/ha in 2025 for vacant land and pasture (+17.6% over twelve months, +5.3% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

What creates value goes well beyond the number of hectares: the quality and depth of the silts, the state of the drainage system, how compact the blocks are and how far apart they lie, storage capacity and bin ventilation, the harvest chain, the basic payment entitlements, commitments given to a cooperative or a grain merchant, and any direct-selling enterprise or let building. Short supply chains around the capital count towards income too. Compare the asking price with our land price observatory, then test what is feasible in our financial calculators.

Arable farm for sale in Yvelines: what to examine

Old buildings, drainage and harvesting equipment

Farmsteads here often sit in old ranges of millstone or limestone buildings put up for a different system. Check what can still be used: the span and height of the barns, the state of roof timbers and coverings, the presence of asbestos, whether the floor can take grain. Modern storage is measured by the bin volume available against an average harvest, by ventilation, by temperature probes and by access for collection lorries. Ask as well about drainage on the lower ground of the plateau and about ditch maintenance, often shared with neighbours who do not farm.

Machinery is valued on meters, servicing invoices and how each item is owned, harvesting and beet lifting being frequently contracted out. Where a main house or farm cottage forms part of the sale, the gap in logic is at its widest: at this distance from Paris, a cereal farm can be worth more for its walls than for its production tool. Have the dwelling, the buildings, the machinery and the land costed separately.

Houdanais, Mantois, plaine de Versailles and Hurepoix

The Houdanais, in the west, is the most straightforwardly arable district, with extensive blocks and less competition for land than elsewhere. The Mantois, between Septeuil, Mantes-la-Jolie and the Seine valley, keeps good ploughland despite the built-up valleys. The plaine de Versailles and the Alluets plateau, covered by a perimeter protecting farmland from development, retain a firmly cultivated character right up to the edge of the conurbation. To the south, the Hurepoix and the plateaus bordering the Chevreuse valley mix cropping with woods and grassland.

On the right bank of the Seine, the Yvelines edge of the Vexin français still holds large cereal units and slightly less pressure on land. Everywhere else, competition from leisure horses, residential buyers and development schemes makes a block of arable land in one piece rare: a takeover nearly always combines owned ground with tenanted fields, and the best openings appear in the west of the department, away from the built-up valleys.

Structures control, land protection and tenancies

Start with planning and protection: how fields are zoned in the local plan, perimeters protecting farmland and natural areas, regional nature park charters, catchment zones and infrastructure routes. These documents govern what may be built and what becomes of each block. Taking over a crop farm then falls under the structures control, the French authorisation regime comparing the area farmed after the deal with thresholds set regionally, while SAFER, the rural land agency, is notified of the sale and often uses its pre-emption right in favour of a new entrant.

Finally, examine how the land is held, which matters greatly where so much of it is rented: rural leases in force, the rent paid, precarious agreements, land made available to a farming company, environmental clauses. Settle the transfer of basic payment entitlements within CAP deadlines, check the cooperative shares to be taken on and, on an organic grain farm, the certification date of every field.

These listings are placed with us sometimes by an owner, sometimes by a rural agency under mandate, sometimes by a notarial office handling an estate. Set the filters on the area, the budget or the district that suits you, switch on an alert to follow new sales, then widen the search to arable farms for sale in Île-de-France.
