A B&B for sale in Ille-et-Vilaine draws on two complementary markets: holidaymakers on the Emerald Coast and visitors to Rennes, Brittany's capital. Walled Saint-Malo, the oyster beds of Cancale, Dinard, the Rance valley, the castles of Fougères, Vitré and Combourg and the forest of Paimpont, linked to Arthurian legend, attract Parisians, British travellers arriving by ferry and families from across western France.
Malouinières (shipowners' country houses), manors, granite or schist longères, earth-walled houses around Rennes and farms with outbuildings make up most properties suited to chambres d'hôtes. This page is for buyers of a running guest house and owners preparing to sell. Compare with Morbihan and Finistère, and set up an email alert (in French).

Ille-et-Vilaine shows a median of €215,000 for a country house in 2025, but Rennes shapes the market: commuter villages, at €213,500 over 2020-2025, account for most sales. The scarce tourist coastline reaches €266,370 and rose by 33.2% between 2021 and 2025. A five-bedroom guest house quickly approaches the prestige market, whose department median is Brittany's highest at €838,800 over 2021-2025 (indicative); the spread from €468,400 to €2,350,900 reflects high-end properties around Saint-Malo and Dinard.
The Saint-Malo area and the Emerald Coast, from Cancale to Saint-Briac, are the most sought after: long season, affluent guests, but high prices and little land. The bay of Mont-Saint-Michel and the Dol marshes offer views of the Mont for less. The Rance valley and Combourg rely on heritage and a greenway. In the east, Fougères and Vitré combine castles, forests and easy access from Normandy. In the west, Brocéliande attracts walkers, while Redon and the Vilaine valley appeal through their canals. Around Rennes, business travellers fill rooms all year. High-speed trains link Rennes to Paris, the A84 runs to Caen, the N12, N24 and N137 lead to Brest, Lorient, Saint-Malo and Nantes, and Rennes and Dinard airports and the port of Saint-Malo complete access.
Malouinières are rare and costly to maintain. Around Rennes, cob houses with raw-earth walls need breathable render and a specialist survey. The Dol marshes face marine flooding, the Vilaine valley river floods, especially near Redon, and the loi Littoral (coastal planning law) restricts extensions on the coast. Rural homes often have a private septic system inspected by the SPANC service. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall); serving cider at the table d'hôtes requires at least a restaurant licence and a specific permit. See our article on guest house taxation (in French).
On the coast a country house already sells for a median €266,370 over 2020-2025, and a property large enough for guests enters the prestige market, around €838,800. In deep rural areas the median falls to €163,329, leaving room for works. Our guest house buying guide (in French) covers each step, from the compromis de vente (preliminary contract) to completion before the notaire.
They mainly fill weekday nights outside holidays, if you are close to main roads and offer a desk, good connection and flexible hours. Combined with tourist weekends, they smooth the year. Test your assumptions with our B&B profitability simulator (in French) and an accountant.
The building is sold before the notaire; furniture, website, name and bookings are often transferred too. Ask for recent accounts, reviews, mandatory surveys and the septic report. The new owner then files their own town hall declaration.
