A B&B for sale in Brittany taps into a loyal clientele drawn by pink granite, deep estuaries and a gulf scattered with islands, who come back for the sea as much as for the heritage. The ramparts of Saint-Malo, the bay of Mont-Saint-Michel, the Pink Granite Coast, the Pointe du Raz, the standing stones of Carnac, the Gulf of Morbihan and the forest of Brocéliande draw French families, coastal-path walkers and many British, Irish, Belgian and Dutch visitors. Ferry ports at Roscoff and Saint-Malo link the region to the UK and Ireland, and summer festivals such as the Festival interceltique in Lorient stretch the season.
Properties range from stone longères (long farmhouses) with outbuildings to maisons de maître, seaside houses already run as chambres d'hôtes and larger estates combining guest rooms and gîtes. This page is for buyers of a running business, people starting their own guest house, and owners preparing to sell. Agents, notaires and private sellers all list here. A four- or five-bedroom guest house is almost always larger than the typical Breton country house, which sold for a median €210,000 in 2025. Location explains most of the gap: over 2020-2025 the median reaches €280,000 in tourist coastal municipalities against €120,000 in the tourist inland. Once size, grounds and a sea view add up, the property moves into the prestige market, with a regional median of €809,300 over 2021-2025, rising from €674,700 in 2021 to €987,500 in 2025. Côtes-d'Armor remains the most affordable department; Morbihan and Ille-et-Vilaine are the priciest for large homes.
The north coast, from the Emerald Coast to the Pink Granite Coast, benefits from Saint-Malo, Dinan, Cap Fréhel and the island of Bréhat, with guests from Paris and across the Channel. The western tip, from the Léon to Cornouaille via the Crozon peninsula and the Armorique regional nature park, appeals to lovers of wild coastline and Breton culture. The south coast, from Lorient to the Gulf of Morbihan and Quiberon, has the longest season but the highest prices, and the loi Littoral (coastal planning law) restricts extensions. Inland, the Argoat, with Lake Guerlédan, the Nantes-Brest canal, the Monts d'Arrée and Brocéliande, offers more space for less money, but a shorter season. High-speed trains reach Rennes from Paris and continue to Saint-Brieuc, Brest, Quimper, Vannes and Lorient; the N12, N165, N24 and A84 carry road traffic, and airports at Rennes, Brest, Dinard, Lorient and Quimper complete the picture.
Traditional houses are built of granite or schist under slate roofs: longères, manor houses, sea captains' homes and farms with outbuildings. Thick walls keep the heat out but hold damp, so check ventilation, render and joinery. Much of the region sits on granite and is exposed to radon, which should be measured in guest rooms. On the coast, marine flooding and erosion affect some low-lying areas. Rural homes often rely on a private septic system, inspected by the local SPANC service and sized for the number of guests. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall); beyond that, the building becomes a public-access establishment. Serving cider or wine at the table d'hôtes requires at least a restaurant licence and a specific permit. See our guide to opening chambres d'hôtes (in French).
Yes: some owners list their property themselves on ma-propriete.fr alongside agents and notaires. The sale always goes through a compromis de vente (preliminary contract) and a final deed signed before the notaire, the public official who checks title and mandatory surveys. Without an agent, review drainage, planning and the town hall declaration yourself, and read our guest house buying guide (in French).
In tourist coastal municipalities an ordinary country house already sells for a median €280,000; a house large enough for five guest rooms, with a garden and a view, quickly moves into the prestige market, around €809,300 at the regional median. Add purchase costs, works and room fit-out, then test your figures with our B&B profitability simulator (in French).
The building is sold before the notaire; furniture, website, guest list and future bookings are often transferred too and should be listed in the contract. The new owner files their own declaration at the town hall. Ask for recent accounts, guest reviews and the septic inspection report, and have an accountant review the project.
