A B&B for sale in Côtes-d'Armor looks out on one of Brittany's most indented coastlines, from Cap Fréhel to the pink rocks of Ploumanac'h. The Emerald Coast, the bay of Saint-Brieuc, Paimpol and the island of Bréhat, then the Trégor and the Pink Granite Coast follow one another along the coastal path. Inland, medieval Dinan, the Rance valley and Lake Guerlédan attract walkers, cyclists and heritage lovers.
Granite longères (long farmhouses), town houses, manors and farms with outbuildings make up most properties suited to chambres d'hôtes. This page is for buyers of a running guest house, people starting one, and owners preparing to sell. Compare with Finistère and Morbihan, or set up an email alert (in French).

With a median of €185,000 in 2025, Côtes-d'Armor is Brittany's most affordable department for a country house, below the national median. A guest house with several bedrooms sits above the top decile of €320,000 and belongs to the prestige market: a median of €660,000 over 2021-2025 (indicative), with nine sales in ten between €395,000 and €1,180,000. The benchmark is the tourist coastline, at €250,000 over 2020-2025, far above the tourist inland at €135,300. Deep rural areas rose by 18.5%, a sign of growing interest in the hinterland.
In the east, the Emerald Coast from Saint-Cast-le-Guildo to Erquy benefits from nearby Saint-Malo and Dinard, while Dinan and the Rance add medieval heritage. The bay of Saint-Brieuc is more affordable. In the north-west, the Goëlo and Trégor, from Paimpol to Tréguier, Perros-Guirec and Trébeurden, combine islands, harbours and chapels. Inland, around Guingamp, Loudéac and Lake Guerlédan, the Nantes-Brest canal and cycle paths bring touring cyclists; longères are larger and far cheaper, but the season is shorter. The N12 crosses the department, high-speed trains stop at Saint-Brieuc, Guingamp and Lannion, and Dinard, Rennes and Brest airports and the port of Saint-Malo serve British guests.
Grey or pink granite, schist and slate dominate: durable, but damp, joinery and roof insulation need a survey before you make an offer. Granite bedrock means radon should be measured in guest rooms. Parts of the coast face marine flooding and erosion, and the loi Littoral (coastal planning law) limits extensions. Rural homes often have a private septic system inspected by the local SPANC service. A chambres d'hôtes business is capped at 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall). Read our article on how many guest rooms to plan (in French).
Two land-registry benchmarks frame most projects: €185,000 for a country house in 2025 and €660,000 for a prestige home over 2021-2025. A five-bedroom house inland is closer to the first, a sea-view property to the second. Add purchase costs, works and fit-out, and read our article on the budget for opening chambres d'hôtes (in French).
The coast brings strong summer demand and longer stays, but prices are higher and extensions restricted. The Rance and Dinan rely on heritage and a longer season. Test your occupancy and pricing assumptions with our B&B profitability simulator (in French), then have an accountant review them.
Gather recent accounts, the booking calendar, guest reviews, the town hall declaration, mandatory surveys and the septic report. State what is sold with the building: furniture, website, trading name.
