A B&B for sale in Morbihan opens onto one of the busiest stretches of Brittany's Atlantic coast: an island-studded gulf, standing stones, old towns and wild shores. The Gulf of Morbihan and its regional nature park, the Carnac alignments, the Quiberon peninsula, Belle-Île, Groix, the old town of Vannes and the port of Auray draw families, sailors and overseas visitors. Inland, Josselin, Rochefort-en-Terre, Pontivy and the Nantes-Brest canal attract walkers and heritage lovers, while the Festival interceltique livens up Lorient every summer.
Large character properties combining guest rooms and a gîte, granite longères (long farmhouses), town houses and extended fishermen's cottages make up most properties suited to chambres d'hôtes. This page is for buyers of a running guest house and owners preparing to sell. Compare with neighbouring Finistère and set up an email alert (in French).

Morbihan is Brittany's most expensive department for a country house, at a median €220,000 in 2025, with a top decile of €440,000. The coast explains the gap: over 2020-2025 the tourist coastline reaches €392,000, more than twice the deep rural median of €164,000, which has nonetheless risen by 16.7%. A guest house near the gulf or Carnac therefore compares with prestige homes, at a department median of €819,300 over 2021-2025 (indicative), with most sales between €446,600 and €1,450,000. Inland Morbihan remains far more affordable.
The gulf, from Vannes to the Rhuys peninsula, has the strongest demand and a season running from Easter to autumn, but land is scarce and tightly regulated. Quiberon bay, Carnac, La Trinité-sur-Mer and the Étel estuary attract families and sailors. Belle-Île, Groix and the gulf islands are sought after, with island logistics to match. The Lorient area combines ocean and festival. Further north, the Blavet valley, Pontivy, Josselin, Ploërmel and the canal form a quieter inland Morbihan where much larger properties cost far less. The N165 follows the coast from Nantes to Lorient, the N24 links Rennes to Lorient, high-speed trains stop at Vannes, Auray and Lorient, and Lorient airport complements Nantes and Rennes.
Granite, slate and occasionally thatch make up older buildings; seaside houses face wind and salt, while inland longères need damp and insulation checks. Radon should be measured on granite bedrock. On the coast and around the gulf, marine flooding and erosion affect low-lying areas, and the loi Littoral (coastal planning law) strictly limits extensions. Rural homes often have a private septic system inspected by the SPANC service. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall); serving cider or wine at the table d'hôtes requires at least a restaurant licence and a specific permit. In tourist coastal municipalities an ordinary country house sold for a median €392,000 over 2020-2025; a five-bedroom house with a garden usually enters the prestige market, around €819,300. Yes, with a clear clientele: canal walkers and cyclists, visitors to Josselin or Rochefort-en-Terre, families visiting relatives. The season is shorter than on the coast, but the purchase costs much less. Have an accountant review your assumptions.
The building is sold through a compromis de vente (preliminary contract) and a deed signed before the notaire; state what else is included. Sellers provide accounts, the town hall declaration, surveys and the septic report. Our buying guide (in French) explains each step.
