Searching for a luxury property for sale in Ille-et-Vilaine usually leads towards two quite different worlds: the Emerald Coast around Saint-Malo, Dinard and Cancale, where malouinière manor houses and Belle Époque seaside villas dominate, and the inland countryside around Rennes, Vitré, Fougères and Combourg, where medieval chateaux, granite master houses and bocage longères survive. Between the two, the Rance valley and the Redon area form a third, more rural and wooded, character. Browse every luxury property for sale listed by private owners, agencies and notaries in Ille-et-Vilaine.

This page gathers real price benchmarks for the department's large residences, a tour of the areas where they are concentrated, the traits of Saint-Malo and inland buildings, and the checks to make before buying near the coast or in bocage country. Luxury property prices in Ille-et-Vilaine in 2025

Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.

In Ille-et-Vilaine, 89 sales of luxury properties were recorded between 2021 and 2025. The median price stands at €838,800*, with an average of €1,145,100; the floor/ceiling range (P10–P90) runs from €468,400 to €2,350,900. The median price per square metre of living space reaches €2,370/m², for properties averaging 359 m² of living space on 10,083 m² of land. The department therefore sits 15% below the regional median (€987,500 in 2025) and above the 2025 national median (€822,000).

These benchmarks place an asking price within its market; they do not replace a valuation of the property itself, whose worth depends on condition, architecture, outbuildings and setting. The breakdown by stratum (coastal, rural tourist, ordinary rural) and the full methodology are in our observatory of luxury property prices in France (in French). Then work out purchase costs and borrowing capacity with our financial tools and calculators, and prepare your project with our guide to buying luxury property in France.

What makes luxury properties for sale in Ille-et-Vilaine distinctive

Malouinières, bocage chateaux and villas on the Emerald Coast

The malouinière, a granite residence built by Saint-Malo shipowners in the seventeenth and eighteenth centuries a few kilometres from the port to keep clear of enemy privateers, remains the most identifiable type in the north of the department, with its restrained façade, slate roofs and yew-planted park. Around Fougères, Vitré and Combourg, medieval chateaux and manor houses of granite or schist recall a feudal past shaped by the marches of Brittany. Further south, towards Redon and the Vilaine country, the granite master house stands alongside low longères roofed in thatch or slate.

Outbuildings are an integral part of these estates: dovecotes, stable wings, private chapels, walled gardens and orchards around Dinard or the Saint-Malo hinterland, some still with their original wells and boundary walls. On the Emerald Coast, turn-of-the-twentieth-century seaside villas, their brick-and-granite façades punctuated by turrets and bow windows, form a distinct group, separate from the rural malouinières further inland. The condition of the slate roofs, common throughout the department, and of the old joinery should be examined closely before any offer.

From Saint-Malo to Rennes, via Vitré and Fougères

The Emerald Coast, from Cancale to Dinard by way of Saint-Malo and Saint-Lunaire, holds the most sought-after residences, with views over the sea or the Rance. Around Rennes, first-ring towns such as Saint-Grégoire, Chantepie and Cesson-Sévigné attract buyers who want to stay close to the Breton capital. Vitré, with its castle and timber-framed houses, and Fougères, set against its forest and hilltop fortress, form a heritage cluster to the east of the department. To the south, the Redon area and the Vilaine valley offer a more rural setting, among canals and marshland.

Rennes station, served by TGV in a little under an hour and a half from Paris-Montparnasse, along with the stations at Saint-Malo and Vitré, place the department among the best connected in western France; the A84 and A81 motorways complete this network, and Rennes airport offers a handful of regional and international links. The most expensive areas remain the Emerald Coast and the immediate surroundings of Rennes, while the Redon area and the south of the department offer comparable properties at more accessible levels, often with larger parkland for the same budget.

Points to check: coast, protected heritage and bocage

On the Emerald Coast, the Loi Littoral strictly governs extensions and new building near the shoreline; risk prevention plans for coastal erosion and flooding should be consulted before any expansion project. On malouinières and chateaux listed or registered as historic monuments, approval from the Architecte des Bâtiments de France is required for any change visible from public view. In farming areas, SAFER's pre-emption right may apply to land adjoining an estate.

On the technical side, granite needs little upkeep, but its pointing and slate roofs should be checked regularly, particularly after the winter storms that affect the coast, and chimney flashing tends to need attention on older stacks. In the Redon area and the low-lying parts of the Vilaine valley, flood risk and the condition of private drainage systems deserve a thorough check before an offer is made. Have a full survey carried out by a professional before committing, especially on the older timber frames found in malouinières.
