From the Burgundy vineyards to the forests of the Jura mountains, a gîte for sale in Bourgogne-Franche-Comté serves very different guests depending on the department. In the west, Burgundy has sites known far beyond France: the vineyard climats, Vézelay basilica, Fontenay Abbey, Cluny, Beaune and its Hospices, the Morvan regional nature park and the Burgundy and Nivernais canals. In the east, Franche-Comté offers Besançon's citadel, the Royal Saltworks at Arc-et-Senans, the Jura lakes and waterfalls, Nordic ski resorts and the Vosges foothills. Wine, walking, canal holidays and food keep holiday lets busy from spring to autumn, and in winter in the mountains.
Properties in this section are mostly old farmhouses with outbuildings, groups of two or three houses on one plot, mills, manor houses with a separate gîte and pool, and rural estates with a few hectares. This page is for buyers looking for a house with gîte, for those taking over a trading business or converting a barn, and for owners preparing to sell. The region remains one of the most affordable places to run a gîte: the median country house sold for €157,000 in 2025, below the national median. Unusually, tourist inland communes, which include most visited areas, are cheaper (€108,000 over 2020-2025) than the commuter belt, but they rose by 20.0% between 2021 and 2025. Departments differ widely, from €100,000 in Nièvre to €224,920 in Doubs, where proximity to Switzerland plays a part. A property with several gîtes moves towards the large-home market, where the regional median rose from €515,700 in 2024 to €590,000 in 2025, with an indicative high of €722,500 in Côte-d'Or.
In Burgundy, business rests on wine, heritage and waterways. Côte-d'Or and southern Saône-et-Loire live off wine tourism, from Dijon to the Mâconnais, with spring and autumn stays; Yonne and Nièvre rely on canals, the Loire, the Morvan and easy reach from Paris, with much lower purchase prices. In Franche-Comté, the mountains dominate: the Haut-Doubs and Haut-Jura offer two seasons, lakes and walking in summer, Nordic skiing in winter, at higher prices and with heavier heating costs. Haute-Saône and the Territoire de Belfort, quieter, draw anglers and walkers. Access is good: the A6 crosses Burgundy, the A36 and A39 serve Franche-Comté, and high-speed trains stop at Dijon, Besançon Franche-Comté TGV, Belfort-Montbéliard TGV, Le Creusot-Montceau-Montchanin and Mâcon-Loché. Geneva and Basel-Mulhouse airports serve the east. Our article on where to buy a gîte (in French) helps weigh price, access and season length.
Building styles vary: limestone under flat tiles or stone slabs in Burgundy, granite in the Morvan, large-roofed farmhouses on the Franche-Comté plateaux, half-timbered houses in the Bresse. They convert well, provided you budget for roofing, insulation and heating, especially at altitude. The Saône, Loire, Doubs and Yonne valleys can flood, clay soils shrink in dry summers and limestone plateaux raise water and drainage questions; off-mains septic systems are inspected by the local SPANC service. The loi Montagne restricts building in the Jura, the Vosges foothills and part of the Morvan. Each gîte is a meublé de tourisme (furnished holiday let): since the law of 19 November 2024, it is registered through a national online service, the mairie (town hall) has more powers and energy performance rules are being phased in (see the new holiday-let rules, in French). Star ratings are voluntary.
In 2025 the median country house sold for €198,000 in Côte-d'Or, but €135,000 in Yonne and €100,000 in Nièvre. In Franche-Comté, Doubs (€224,920) and Jura (€186,000) are dearer than Haute-Saône (€134,190). For large homes, the indicative median is €722,500 in Côte-d'Or against €462,500 in Yonne.
Wine country fills spring and autumn, but properties are scarce and costly. The Jura lakes and mountains have a strong summer, plus winter at altitude. The Nièvre, Yonne and Haute-Saône countryside is cheaper to buy, with weekend and nature guests to win over.
There is no general answer: it depends on the price, the number of units, weeks let and running costs. Ask for bookings and accounts, then test your figures with our holiday rental simulator (in French). Our gîte buying guide (in French) then covers the compromis de vente (preliminary contract), the deed signed with the notaire and any fonds de commerce (business goodwill) sold with the property.
