Searching for a gîte for sale in Tarn-et-Garonne means choosing between very different landscapes packed into a small department. Moissac and its abbey cloister, a UNESCO-listed stop on the Way of St James, Montauban and its brick square, Auvillar and Lauzerte, both listed among the most beautiful villages of France, and Saint-Antonin-Noble-Val in the Aveyron gorges combine heritage, walking, canoeing and food, from Moissac grapes to Lomagne garlic.
Typical properties are stone farmhouses and character homes with a barn and gîte, restored hamlets with several independent units, former priories or manor houses with gîtes and vaulted cellars, and estates with a guest house and pool. The page is for buyers of a house with gîte, for those taking over a charming trading gîte and for sellers. Create an email alert (in French) to be told of new gîtes in the 82.

Here the country house market is driven by the outskirts of Montauban and Toulouse: the peri-urban countryside has a median of €210,000 over 2020-2025, above the tourist inland (€185,000), which includes the Aveyron gorges and the Quercy. The latter stayed flat between 2021 and 2025 (-0.6%), reducing the risk of overpaying for a tourist property. A house with gîtes, outbuildings and a pool on several hectares belongs to the large-home market, with a department median of €531,200 over 2021-2025, an indicative figure.
In the north-west, the Quercy Blanc around Lauzerte and Montaigu-de-Quercy offers limestone hills, hilltop villages and dovecotes on the pilgrim route. In the north-east, the Aveyron gorges from Caylus to Saint-Antonin-Noble-Val draw climbers, canoeists and walkers. The centre around Moissac and Castelsarrasin lives from the Garonne, the lateral canal and orchards. The Lomagne around Auvillar in the south-west extends the Gers landscape, while Montauban and the south feel the pull of Toulouse, with higher prices. The A20 and A62 motorways cross the department, Montauban has mainline trains and Toulouse airport is close.
The Quercy farmhouse in white stone, often with a covered outside staircase called a bolet, sits alongside brick houses on the plain and dovecotes of every shape. They suit conversion; see our guide to converting a barn into a gîte (in French). Clay hillsides shrink and swell, and the Tarn, Garonne and Aveyron valleys can flood heavily: read the risk report attached to the compromis de vente, the preliminary sale contract. Private septic systems, inspected by the SPANC service, must cover every unit. Under the law of 19 November 2024, every meublé de tourisme (furnished holiday let) needs a registration number, and energy performance rules are tightening. The national online service meant to assign it is not yet in place and is expected to open in the fourth quarter of 2026.
The Quercy Blanc villages, the Aveyron gorges and the Lomagne around Auvillar hold the most sought-after stone houses. Most are old, so check the roof, services and insulation.
In 2025 the median country house sold for €200,000. A property with gîtes, outbuildings and land costs much more; our article on gîte purchase prices (in French) helps you plan, including notaire fees.
Ask for booking history and accounts, then test them with our holiday rental simulator (in French). A compromis de vente is followed by the final deed before a notaire, the public officer handling property sales; part of the deal may be a fonds de commerce (business goodwill).
