From the tides of Mont-Saint-Michel bay to the capes of La Hague, a gîte for sale in Manche appeals to guests looking for fresh air, the sea and coastal paths. The department has few large towns and a great deal of shoreline: Granville and the Chausey islands, the resorts of the west coast, the harbours of Barfleur and Saint-Vaast-la-Hougue, Utah Beach and Sainte-Mère-Église. Inland, Coutances cathedral, the copper workshops of Villedieu-les-Poêles and the Cotentin and Bessin marshes regional nature park round out the attractions.
This section features gîte complexes with an owner's house, houses with several gîtes and a pool, bocage properties and sites combining a home and chalets. It is for buyers after a house with gîte, investors in a trading business and owners preparing to sell. An email alert (in French) tells you about new properties.

Manche is more affordable than the Normandy average, with a median country house at €180,000 in 2025, yet it is the department where prices have risen most since 2020 (+17.6%). For a gîte, the useful benchmark is the tourist coastline: a median of €230,000, up 15.0% between 2021 and 2025. In remote bocage communes the median falls to €148,000, leaving room to create a gîte from scratch. A complex of several gîtes belongs rather to the large-home market, with an indicative median of €523,000 in the department, below neighbouring Calvados.
In the north, the Cotentin takes in Cherbourg, La Hague and the Val de Saire: heath, cliffs, small harbours and walkers, plus British visitors arriving on the Cherbourg ferries. The west coast, from Barneville-Carteret to Granville, has long beaches and family resorts and is the busiest area in summer. In the south, Mont-Saint-Michel bay, around Avranches and Pontorson, draws visitors well beyond the summer months. The centre, around Saint-Lô, the marshes and the bocage, offer lower prices and quieter stays. The A84 links Caen to Rennes via Avranches, the N13 serves Cherbourg, and direct trains run to Paris from Cherbourg and Granville. The trade-off is between a sea view, at a premium, and the longer season that comes with being near the Mont.
Local buildings combine granite, schist and slate roofs; in the central marshes some old houses are built of cob, which suffers from damp and unsuitable renders. Wind and salt wear out windows and roofs, so have them assessed before buying. On the west coast, dune erosion and marine flooding affect some areas and the loi Littoral (coastal planning law) restricts new building; the marshes flood in winter. Chalets or light structures on a site must have planning consent: ask for the permits. Each gîte is a meublé de tourisme (furnished holiday let) registered through the national online service created by the law of 19 November 2024; the 1 to 5 star rating is optional and valid for 5 years, as our article on gîte ratings (in French) explains.
Yes, at a price: the median country house costs €230,000 in tourist coastal communes, against €148,000 in the remote bocage. By the shore, check exposure to erosion, coastal planning limits and the state of walls facing the spray.
Ask for bookings and accounts from recent seasons, unit by unit, and list the costs: cleaning, linen, pool, energy and platform fees. Our article on gîte profitability (in French) sets out the method, and the holiday rental simulator (in French) lets you test occupancy assumptions.
A trading gîte brings guests and reviews from the first season but costs more. Converting a bocage outbuilding is cheaper to buy, with works, permits and a clientele to build; our comparison buy or create a gîte (in French) helps you decide.
