On the doorstep of the Paris region, a gîte for sale in Eure mainly serves short-stay guests, from Paris and abroad, drawn by the Seine valley and the Impressionist legacy. Giverny, with Claude Monet's house and gardens, Les Andelys beneath Château-Gaillard, Lyons-la-Forêt and its beech forest, Bec-Hellouin abbey, Pont-Audemer and the Marais Vernier make up a department of villages, forests and rivers. The Eure valley, the Risle and the Vexin Normand offer quieter settings for weekends and family breaks.
Properties here are often character houses set in parkland with a guest cottage or separate unit that can be let. The page is for buyers looking for a house with gîte, investors in a trading business and owners preparing to sell. An email alert (in French) keeps you informed.

At a median of €185,000 in 2025, the Eure country house sits close to the Normandy average, but its rise since 2020 (+4.8%) is the region's weakest. The market is dominated by commuter communes around Paris and Rouen, at €197,500 and flat between 2021 and 2025. Tourist inland communes, the benchmark for a gîte, trade around €185,000. A property with parkland and a guest cottage is closer to the large-home market, with an indicative median of €583,400 and eight sales in ten between €383,100 and €997,600. This calm market leaves room for well-prepared buyers to negotiate.
The Seine valley, from Vernon and Giverny to Les Andelys, has the best-known sites and an international clientele, with firm prices. In the north-east, the Vexin Normand and the Lyons forest offer brick-and-flint villages popular with Parisians. In the north-west, the Roumois, the Marais Vernier and the Risle valley around Pont-Audemer look towards the estuary and Honfleur. In the south, the Pays d'Ouche around Conches-en-Ouche and the Eure valley are cheaper, with a season more focused on weekends. The A13 crosses the department between Paris and Caen, the A28 links it to Rouen and Le Mans, and trains from Paris-Saint-Lazare serve Vernon-Giverny, Évreux and Bernay. The shorter the journey from Paris feels, the more last-minute bookings you get, and the higher the purchase price.
Local buildings mix half-timbering, brick and flint, Seine valley limestone and thatched cottages in the Marais Vernier and Roumois; thatch needs specialist upkeep and suitable insurance. The chalk subsoil hides many marnières, old underground quarries: read the risk report and, if in doubt, commission a survey before buying. The Seine, Eure and Risle valleys can flood. Outside villages, the private septic system, inspected by the local SPANC service, must match capacity. Each gîte is a meublé de tourisme (furnished holiday let) registered through the national online service created by the law of 19 November 2024, which also gave the mairie (town hall) more powers; see our article on the new holiday-let rules (in French).
They are neighbouring but separate departments: Eure belongs to Normandy, with the Seine valley, Giverny and the Pays d'Ouche, while Eure-et-Loir, around Chartres, is in Centre-Val de Loire. This page only covers properties in Eure.
Being near the Seine valley and its international guests comes at a premium over the departmental median. Our article on what a gîte costs (in French) explains how to assess it, and the borrowing capacity calculator (in French) sets your budget.
Parisian guests mostly fill Fridays, Saturdays, bank holidays and school breaks, so cleaning and linen weigh more than with weekly lets. Test your figures with our holiday rental simulator (in French), using the seller's actual bookings.
