Orne has Normandy's lowest country-house prices: a median of €139,000 in 2025, with one sale in ten below €75,000. Tourist inland communes are moving fast, with a median of €150,000 and a 27.7% rise between 2021 and 2025, a sign of strong demand from city buyers. That is the benchmark for a gîte. Large estates with gîtes belong to another market: the indicative prestige median is €570,000, with eight sales in ten between €370,000 and €927,400. Beyond that, buyers are few.
The Perche, in the east, is the most sought-after area: rolling bocage, the Bellême and Réno-Valdieu forests, and manors and farms restored by Parisian weekenders. The Pays d'Ouche around L'Aigle and the Pays d'Auge around Vimoutiers extend this market into apple country. The centre, between Alençon, Sées, Argentan and the Haras du Pin, is the department's horse country. In the west, the Bocage and Domfrontais, with Flers, Bagnoles-de-l'Orne and the Andaines forests, offer lower prices and guests who come for spa cures, cycling and walking. The A28 links Rouen to Alençon and Le Mans, the A88 runs to Caen via Argentan, and the Paris–Granville line serves L'Aigle, Argentan and Flers.
Perche houses combine rendered limestone, a ferruginous sandstone called grison and flat tiles; the Pays d'Auge keeps its half-timbering and the Domfrontais its granite. With no coast, the main hazards are local flooding along the Orne, Sarthe and Huisne and clay shrinkage. Outside villages, the private septic system, inspected by the local SPANC service, must match the number of beds. Each gîte is a meublé de tourisme (furnished holiday let), with energy performance requirements being phased in, a real issue for old buildings. The national online registration service provided for by the law of 19 November 2024 is not yet in place and is due to open in the fourth quarter of 2026.
Buildings cost less, and a bocage longhouse to convert remains affordable. Restored gîte properties in the Perche, close to Paris, sell at much higher levels. A low price often signals major works or guests to win back.
