Calvados is the most expensive department in Normandy for a country house, with a median of €225,400 in 2025. For a gîte, two benchmarks stand out: tourist coastal communes, at a median of €297,790 over 2020-2025, and tourist inland communes at almost the same level (€297,750), up 15.0% between 2021 and 2025. A property with several guest cottages, however, belongs to the large-home market, where the Calvados median reaches €800,000, close to the national figure. Remote rural communes, around €178,000, remain the entry point for creating a gîte from a building to restore.
The department falls into four areas. The Côte Fleurie and its hinterland, from Honfleur to Cabourg, attract weekend guests from Paris via the A13, where prices are highest. The Pays d'Auge, around Lisieux and Pont-l'Évêque, offers half-timbering, stud farms and the cider route near the coast. The Bessin and the Côte de Nacre, around Bayeux and the landing beaches, live from remembrance tourism In the south, the Suisse Normande around Clécy and the Orne gorges, and the Bocage Virois, offer lower prices and walking holidays. Caen has an airport and a rail link to Paris-Saint-Lazare, the A84 runs to Rennes and Mont-Saint-Michel, and Ouistreham has a ferry service to England.
Pays d'Auge houses combine timber frames, cob and brick under flat tiles, slate or sometimes thatch: converting a cider press or cowshed needs craftsmen trained in traditional methods. On the coast, erosion and marine flooding affect some areas, from the Vaches Noires cliffs to the Dives marshes, and the loi Littoral (coastal planning law) limits extensions; in the Touques, Dives and Orne valleys, read the risk report attached to the compromis de vente, the preliminary sale contract. Outside villages, the private septic system, inspected by the local SPANC service, must match guest capacity.
