Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.
In Calvados, 133 sales of luxury properties were recorded between 2021 and 2025. The median price stands at €800,000, with an average of €988,200; the floor/ceiling range (P10–P90) runs from €420,000 to €1,716,000. The median price per square metre of living space reaches €2,271/m², for properties averaging 360 m² of living space on 17,054 m² of land. The Pays d'Auge gave its name to an unmistakable silhouette: the manor house with exposed timber framing, often set on a brick or flint base, topped by a steep roof once thatched and later slated. Around Bayeux and the Bessin, paler and more regular Caen stone dominates the master longères and fortified farms handed down from earlier centuries. On the Côte Fleurie, from Deauville to Cabourg by way of Houlgate, an entirely different register takes over: seaside villas with turrets, polychrome brick and bow windows, built for holiday living.
Outbuildings play a central role in the value of these properties: stables and riding halls tied to the stud-farm tradition, cider presses and store-rooms in the Pays d'Auge, service wings converted into gîtes or caretaker accommodation. Many residences still have a dovecote, an old sign of seigneurial privilege, together with parkland planted with beech trees or cider apples depending on the estate's purpose. Roof coverings vary from slate to flat clay tile depending on the era of construction, and a number of manor houses retain their original brick chimney stacks, a detail buyers often look for when judging authenticity.
The Pays d'Auge, around Lisieux, Pont-l'Évêque and Livarot, concentrates timber-framed manors surrounded by horse pasture and orchards; it is the most sought-after area for its picture-postcard image of Normandy. The Côte Fleurie, from Trouville-Deauville to Houlgate, draws a different buyer, more drawn to the seaside villa and to easy access from Paris. The Bessin, around Bayeux and Isigny, offers plainer stone residences set in marshland and hedgerow country; the Suisse normande, towards Falaise and Thury-Harcourt, offers properties with wooded valleys and steep rivers, often linked to equestrian use.
The department has no TGV station; from Caen, Intercités and regional trains reach Paris-Saint-Lazare, complemented by the A13 motorway, which links the capital directly to the Côte Fleurie. The highest prices are found on the Côte Fleurie and at the heart of the Pays d'Auge, while the deeper Bessin and parts of the Suisse normande remain markedly more affordable for comparable buildings, an appreciable gap for buyers willing to trade sea views for quieter countryside.
On the Côte Fleurie, the Loi Littoral and erosion-risk prevention plans severely restrict extensions and new building near the shore; some plots close to the waterline remain subject to strict buildability rules. For a listed manor house, sign-off from the Architecte des Bâtiments de France is required for any visible alteration, particularly to timber framing and roofing. An active stud farm also brings health and operating obligations that should be kept clearly separate from the property's real-estate value.
On the technical side, timber-framed structures call for a specific survey to detect frame movement and rising damp at wall bases, common in the Auge hedgerow country. In the Bessin, the proximity of wetlands and marshes makes it essential to check flood exposure and the condition of drainage systems. Have a full survey carried out by a professional before making any offer, keeping the valuation of the buildings separate from that of the land and the stables, and ask whether any planned drainage or hedgerow works fall under separate local consent.
