A luxury property for sale in Normandy is recognised as much by its timber-framed manor house in the Pays d'Auge as by its brick and white stone chateau in the Pays de Caux, its granite longère in the Cotentin bocage or its gentleman's residence set in a park planted with apple trees and beech. The region brings together several building traditions, between arable plain, grazing bocage and steep-sided valleys, that differ in materials and in use. Browse every luxury property for sale listed by private owners, specialist agencies and notaries across Normandy.
This page gathers real price benchmarks for Normandy's large residences, a tour of the areas where they cluster, the character of regional buildings and the checks worth making before buying a manor house, a chateau or a stud estate. Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.
In Normandy, 57 sales of luxury properties were recorded in 2025. The median price stands at €760,000*, with an average of €891,700; the floor/ceiling range (P10–P90) runs from €432,600 to €1,627,300 and the median price per square metre of living space reaches €2,017/m² (average 354 m² of living space on 12,956 m² of land). The region sits 8% below the 2025 national median (€822,000 across 981 sales). Over five years (2021-2025), the regional median comes to €670,000 across 403 sales.

These benchmarks place an asking price within its market; they do not replace a valuation of the property itself, whose worth depends on condition, architecture, outbuildings and setting. The breakdown by stratum (coastal, rural tourist, ordinary rural) and the full methodology are in our observatory of luxury property prices in France (in French). Then work out purchase costs and borrowing capacity with our financial tools and calculators, and prepare your project with our guide to buying luxury property in France.

The Pays d'Auge and the Bessin have left Normandy with one of the most recognisable architectural vocabularies in France: the timber-framed manor, wattle-and-daub with exposed brick, often roofed in thatch or flat tile. In the Pays de Caux and the Vexin normand, the character residence is built in red brick set off with white limestone, under steeply pitched slate roofs. Further west, in the bocage of the Cotentin and the Avranchin, grey granite dominates, cut for solid longères and fortified farm buildings. Each area thus imposes its own vocabulary of materials and proportions.
Outbuildings often account for much of the appeal: dovecotes, timber-framed service wings, hunting stables, private chapels and stud farms set within pastures enclosed by hedgerows. Many of these old buildings need roof timbers or covering renewed before they can be occupied, and parks planted with apple trees or century-old beeches call for ongoing grounds upkeep.
In Calvados, the Pays d'Auge around Deauville, Lisieux and Livarot concentrates the most sought-after manor houses and stud farms, while the Côte de Nacre and Bayeux draw buyers for their heritage and their coastline. In Seine-Maritime, the Pays de Caux between Fécamp, Étretat and Dieppe offers cliffs and Caux farmhouses, while the Seine valley towards Rouen mixes industrial heritage with large estates. The Eure, between the Vexin normand, Évreux and the Eure valley, offers chateaux close to Île-de-France, with limited access to the Seine estuary to the north. In the Manche, the Cotentin and the Avranchin, around Saint-Lô, Coutances and Avranches, combine grazing bocage with views over the bay. The Orne, a land of stud farms around Argentan and the Perche ornais, remains more rural and discreet.
No department in Normandy has a TGV station; connections to Paris run by Intercités and TER services from Rouen, Caen, Évreux or Cherbourg, backed by the A13, A28 and A84 motorways. The Pays d'Auge, the Côte de Nacre and the area around Deauville rank among the most sought-after areas, while the Perche ornais, the Avranchin and inland Pays de Caux offer comparable properties at markedly more accessible levels.
On the Côte de Nacre, the Pays de Caux and Cotentin bay, the Loi Littoral and the cliff-erosion or flood-risk prevention plans strictly govern extensions and sometimes rebuilding; the Eure, by contrast, has only limited access to the Seine estuary and largely escapes these constraints. On a listed or registered manor house, sign-off from the Architecte des Bâtiments de France is required for any visible alteration, and rights of way or hunting easements should be checked with the notary before an offer.
On the technical side, old timber framing and wattle-and-daub need a specialist survey before any renovation, since damp in the Normandy bocage quickly weakens poorly ventilated timber. Have a full assessment of the roof timbers, covering and drainage carried out by a professional before committing: on an estate with a stud farm or planted park, tree and fencing upkeep is a separate cost from the building itself.
