Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.

Locally quarried grey or pink granite shapes most of Manche's prestige buildings: fortified manor houses with round turrets in the Cotentin, thick-walled master longères around Coutances, hedgerow-encircled farm-manors typical of the bocage countryside. Steeply pitched roofs of schist or slate, built to withstand rain coming off the sea, complete austere yet carefully finished façades, with window surrounds and cornices carved from local stone.
The outbuildings reflect an older rural economy: cider presses, service wings turned into gîtes, square dovecotes typical of the Cotentin, stables tied to horse or cattle breeding. Along the coast, some properties combine the residence with direct access to the sea or an old fishermen's slipway; further inland, the largest estates still keep cider orchards and hedgerow meadows maintained over generations. Windows are traditionally small and deeply set into the thick granite walls, a legacy of a climate that favours shelter over openness, and a number of manor houses still carry a carved family crest above the main doorway.
The Cotentin, around Cherbourg, Valognes and Barneville-Carteret, concentrates fortified manor houses and villas facing the Channel, set among heathland and dunes. To the south, Mont-Saint-Michel bay, between Avranches and Genêts, offers residences with views over the mudflats and the abbey, a particularly sought-after setting subject to strict heritage rules because of its UNESCO World Heritage listing. Coutances and Saint-Lô, in the middle of the department, offer more urban master houses set in well-preserved hedgerow country; Granville, a walled town and sailing port, draws buyers looking for character villas facing the sea.
The department has no TGV station; Intercités and regional trains connect Cherbourg, Coutances and Granville to Paris-Saint-Lazare via Caen or Lison, and the A84 motorway eases travel towards Rennes and Caen. The most sought-after areas remain the shores of Mont-Saint-Michel bay and certain coastal communes of the Cotentin, while the inland bocage, around Villedieu-les-Poêles or Percy, offers comparable properties at markedly more affordable levels, sometimes for a larger estate with more land attached.
Around Mont-Saint-Michel bay, the protection zone of the UNESCO site and sign-off from the Architecte des Bâtiments de France strictly govern any extension or alteration visible from the bay. Along the rest of the coast, the Loi Littoral and flood-risk prevention plans restrict new building and sometimes even certain renovations in low-lying areas. In the bocage, hedges and earth banks often fall under local preservation rules that should be checked before any plan to rework the parkland.
On the technical side, granite weathers well but its pointing and its schist roofs need regular upkeep, costlier than for softer stone. In areas close to the bay, check exposure to prevailing winds and the condition of private drainage systems, common in scattered rural housing.
