Looking for a luxury property for sale in Eure means crossing contrasting landscapes, from the Seine valley around Les Andelys to the hilly Pays d'Ouche, taking in the Eure valley and its old mills along the way. Half-timbered Norman manor houses, brick-and-flint chartreuses, master longères roofed in thatch or slate make up a built heritage strongly marked by Norman rural architecture. Browse every luxury property for sale listed by private owners, specialist agencies and notaries in Eure.

This page gathers real price benchmarks for the department's large residences, a tour of the areas where they cluster, the features of Norman buildings and the checks to carry out before buying in a protected valley or a village of character. It also sets out what distinguishes the orchard country of the Pays d'Ouche from the riverside estates of the Seine and Eure valleys. Luxury property prices in Eure in 2025

Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.

In Eure, 93 sales of luxury properties were recorded between 2021 and 2025. The median price stands at €583,400*, with an average of €668,500; the floor/ceiling range (P10–P90) runs from €383,100 to €997,600. The median price per square metre of living space reaches €1,732/m², for properties averaging 357 m² of living space on 17,617 m² of land. The department therefore sits 23% below the regional median (€760,000 in 2025) and below the 2025 national median (€822,000).

These benchmarks place an asking price within its market; they do not replace a valuation of the property itself, whose worth depends on condition, architecture, outbuildings and setting. The breakdown by stratum (coastal, rural tourist, ordinary rural) and the full methodology are in our observatory of luxury property prices in France (in French). Then work out purchase costs and borrowing capacity with our financial tools and calculators, and prepare your project with our guide to buying luxury property in France.

What makes luxury properties for sale in Eure distinctive

Half-timbered manor houses and brick-and-flint chartreuses

Eure buildings are marked by frequent half-timbering, inherited from Norman tradition, visible on manor houses and longères in the Pays d'Ouche and the Lieuvin; wattle-and-daub or brick infill alternates by area, under thatch or flat-tile roofs. In the Seine valley and the Norman Vexin, chartreuses and master houses favour brick combined with flint instead, in a style closer to that of the neighbouring French Vexin. The oldest manor houses sometimes keep an attached stair tower or a manorial chapel, along with traces of a former moat now filled in or planted over.

Outbuildings often matter as much as the main house: dovecotes, timber-framed barns, cider presses reflecting Normandy's apple-growing tradition. A park planted with apple trees or beeches, sometimes crossed by a stream that once fed an old mill, frequently accompanies these properties. The condition of thatched roofs, rarer and costlier to maintain, deserves close attention during a viewing, along with the state of the ridge line and any recent patch repairs.

From the Seine valley to the Pays d'Ouche, via the Eure valley

The Seine valley, from Les Andelys to Vernon and Giverny, attracts buyers seeking properties overlooking the river, close to sites recognised for their landscape value. The Eure valley, around Louviers and Pacy-sur-Eure, still holds old mills and riverside master houses. To the south, the Pays d'Ouche and its forest, towards Beaumesnil and Rugles, offer isolated manor houses in a hilly, wooded landscape, while the Lieuvin, around Bernay and Broglie, keeps a more discreet rural character with fewer properties changing hands each year.

Eure has no station served by TGV; connections to Paris run on Intercités and TER lines via Évreux, Vernon or Rouen, as well as through Mantes-la-Jolie station in neighbouring Yvelines, which sees a handful of TGV services. The most sought-after areas remain the Seine valley around Vernon and Giverny, while the Pays d'Ouche and the Lieuvin offer comparable properties at more accessible levels, a gap worth weighing against distance from the motorway network.

Points to check: timber framing, protected valleys and flood zones

Half-timbered manor houses need regular upkeep of frame and façade timbers, which are sensitive to damp; have the condition of the timberwork checked before any offer, particularly on the oldest sections, where past repairs may have used mismatched materials. In the listed valleys of the Seine and the Eure, the local plan and a mandatory opinion from the Architecte des Bâtiments de France strictly govern extensions and the choice of materials visible from protected viewpoints.

Properties on the valley floor, particularly near old mills, can be exposed to flood risk or rising groundwater, set out in the commune's flood risk prevention plan. Also check water rights attached to a millrace or a mill wheel, as well as the state of drainage, often private in the department's rural hamlets, and the condition of any retaining walls along the watercourse.

Luxury property listings in Eure are placed by private owners, specialist agencies and notaries; filter them by property type, price, living space, land and outbuildings, then set an e-mail alert to follow new properties as they come to market across the department.
