A tourism property for sale in Manche benefits from a department almost entirely bordered by the sea, between the Bay of Mont-Saint-Michel, a UNESCO World Heritage Site, and Cap de la Hague. The Mont and its bay draw visitors from all over the world in every season; Granville, the Chausey islands and the resorts of the Havres coast live by the tides and family holidays; the Val de Saire, Barfleur and Saint-Vaast-la-Hougue appeal to lovers of harbours and coastal paths. Utah Beach and Sainte-Mère-Église make Manche a stop on the D-Day trail, while the cross-Channel port of Cherbourg brings British and Irish visitors. Inland, Coutances and its jazz festival, Villedieu-les-Poêles, Hambye abbey and the Cotentin and Bessin marshes extend the season.
Supply is varied: granite or schist farmhouses with several holiday lets, manors with chapels converted into wedding venues, family homes combining horses and guests, chalet parks in the bocage, and châteaux turned into hotels amid woods and meadows. Start from the country house: a median €180,000 in 2025, slightly below the Normandy level, on larger plots than elsewhere. The better benchmark for a guest property is the coastal tourist municipality, where the median reaches €230,000 over 2020-2025 after a clear rise. Large period homes sell for an indicative median of around €523,000 over 2021-2025: a manor with outbuildings costs far less than in neighbouring Calvados. Gîte complexes lead the mix by type, but Manche also combines event venues, B&Bs, equestrian estates and château hotels.
Around Mont-Saint-Michel, hotels trade almost all year with short-stay international guests; buildings there are scarce and sought after. Granville combines resort hotels and its carnival, with seawater therapy in neighbouring Donville-les-Bains. In the Cotentin, Cherbourg offers business guests and ferry passengers, while Barfleur, Saint-Vaast and La Hague rely on boutique hotels, seafood and walking. In the bocage, from Villedieu to Mortain, village inns and hotel-restaurants welcome A84 travellers, anglers and cyclists, and farm inns (fermes-auberges) serve butter, cream and salt-marsh lamb. Always distinguish the building alone, a going concern with its business, or the business alone under a lease. See hotels for sale in France and country inns and restaurants with rooms.

The west coast, the Val de Saire and the bay host classified campsites, leisure parks and holiday villages: see campsites for sale in Normandy. In the bocage, wooden chalets, gypsy caravans, cabins and lodges by a pond are glamping properties.
Granite manors with chapels host weddings and seminars: see event venues in Manche.
A hotel sale has two stages: the building through a notary, and the business under its own transfer formalities. As a public-access building, a hotel needs a favourable fire safety report; star ratings (1 to 5) last 5 years. Serving alcohol requires a licence and an operating permit, transferred via the town hall. Furnished lets fall under the law of 19 November 2024 (loi Le Meur); the national online registration service it provides for is not yet in place and is due to open in the fourth quarter of 2026. On the coast, the Littoral law limits extensions; in the marshes, wetland rules apply. Check the risk report for sea flooding, coastal erosion and storms, and test for radon on granite ground.
The Bay of Mont-Saint-Michel has the longest season but scarce, expensive supply. Granville and the Val de Saire suit boutique or resort hotels, while the bocage offers cheaper buildings for leisure and transit guests.
It depends on occupancy outside July and August, nightly rates and upkeep. Ask for three seasons of bookings and use our holiday rental simulator (in French).
Add the building, valued on the local market for large homes, to the business, valued on operating profit, plus purchase costs, upgrades and winter cash.
