Between the bay of Mont-Saint-Michel and Cap de la Hague, a wedding venue for sale in Manche (50) can rely on landscapes that bring guests from afar: the tidal inlets and dunes of the west coast, the Hague cliffs, the harbours of Barfleur and Saint-Vaast-la-Hougue, the Cotentin marshes and the bocage hedgerow country. Heritage adds to the setting, from Coutances cathedral to the abbey of Hambye, while Utah Beach and Sainte-Mère-Église draw international visitors.
Venues here are often granite manor houses with outbuildings, sometimes with a chapel, châteaux set in woods and meadows combining accommodation with receptions, or stone farms whose barn hosts the banquet. This page is for buyers of an event estate, for those taking over a hospitality business and for sellers. See also the Normandy venues selection and nearby Orne.

Manche has the cheapest large houses in Normandy: a median of €523,000 over 2021-2025, on a small number of sales, against €670,000 for the region, or €1,533 per m². A well-placed event estate therefore costs less than in neighbouring Calvados, provided you budget for work on old buildings. For a small hall or a farm to convert, country houses are the better guide: a median of €180,000 in 2025, up 17.6% since 2020. Tourist coastal areas (€230,000) are far ahead of tourist inland areas (€132,550): being near the sea weighs heavily on value.
In the north, the Cotentin peninsula offers striking coastal scenery around Cherbourg, whose port has ferries to England and Ireland; the N13 links it with Caen. The west coast from Carteret to Granville, with its beaches and inlets, appeals to couples wanting a seaside wedding.
In the centre, the Coutances and Saint-Lô areas, within the Marais du Cotentin et du Bessin regional nature park, keep large farms and manors at moderate prices. In the south, the Avranches area faces Mont-Saint-Michel, and the Mortain and Villedieu-les-Poêles areas offer hillier bocage. The A84 motorway serves this sector from Caen and Rennes, opening up the Brittany market. The trade-off is between the well-known coast, which supports prices, and the cheaper interior, which relies more on regional weddings.
Granite, schist and sandstone make solid but damp walls; slate roofs, timber frames and joinery are the main upkeep cost of a manor. A hall open to the public is an ERP type L (a public-access building): capacity follows ERP rules and opening requires the safety commission's approval. Serving alcohol requires a suitable licence and an operating permit; on a takeover, check the licence and its transfer at the mairie (town hall). Amplified music requires a noise impact study. On the coast, the loi Littoral (coastal planning law) limits extensions, several inlets face coastal flooding and erosion, and the marshes are flood-prone. Our guide to buying a reception venue (in French) explains how to carry out these checks.
Yes, it is the most common set-up: manors and châteaux offer bedrooms or gîtes alongside the hall, so the couple and their families can stay on site. Check that the accommodation is declared and that its capacity matches the hall, and see our gîtes for sale.
Large houses in Manche sold for between €411,800 and €928,000 (P10-P90, 2021-2025 recorded sales). Add purchase costs, which our notary fees calculator (in French) estimates, compliance work and, for a running venue, the value of the fonds de commerce (the trading business).
The sale separates the walls, conveyed by a notaire (the public official who handles property sales), from the business (name, client base, contracts, equipment), which follows its own formalities. Ask for the accounts, booking diary, latest safety report and licence status, and have an accountant review the project.
