Large houses in Eure sold for a median €583,400 over 2021-2025, below the Normandy median of €670,000: a venue here is more affordable than in Calvados despite being closer to Paris. The 90th percentile of €997,600 shows that even the most sought-after estates, in the Seine valley or the Vexin normand, rarely pass the million mark. For a farm or barn to convert, country houses are the better guide: a median of €185,000 in 2025, unchanged over one year. Peri-urban rural areas (€197,500) outprice remote rural ones (€170,400): access to Rouen and Paris matters more here than tourist appeal.
In the east, the Vexin normand and the Seine valley from Vernon to Les Andelys are closest to Paris: the A13 motorway and Vernon-Giverny station make day trips easy for guests, which helps weekday corporate events.
In the centre, the Évreux area and the Eure valley offer large plateau farms, served by the N13 and the Paris-Évreux railway. In the west, the Lieuvin, Roumois, Risle valley and Pays d'Ouche, around Bernay and Pont-Audemer, have timber-framed buildings closer to the Pays d'Auge style and lower prices; the A28 links Rouen with the south of the département. The trade-off is between access, which fills the seminar calendar, and character, which wins weekend weddings.
Large barns of timber, flint or brick offer the right volumes, but conversion means insulation, toilets and emergency exits. A hall open to the public is an ERP type L (a public-access building): capacity follows ERP rules and opening requires the safety commission's approval. Serving alcohol requires a suitable licence and an operating permit; on a takeover, check the licence and its transfer at the mairie (town hall). Amplified music requires a noise impact study. It is a common project in Eure, where farmsteads are plentiful. Before buying, check with the mairie that the local plan allows the change of use, then cost the public-access compliance work, the septic system, inspected by the SPANC (the local sanitation service) where there is no mains drainage, and parking.
