A wedding venue for sale in Calvados (14) draws on two markets: couples who want to marry between the Normandy countryside and the sea, and companies looking for a seminar setting within reach of Paris. The département offers settings that clients ask for by name: the Côte Fleurie from Honfleur to Cabourg, the half-timbered manor houses and orchards of the Pays d'Auge, Bayeux and the Bessin, the D-Day beaches, Caen and its abbeys.
Venues here are often farmsteads whose cider press has become a hall, manor houses in pasture, former stud farms or estates combining a hall with gîtes. This page is for buyers looking for an event estate to run or take over, and for owners preparing a sale. You can widen your search to the Normandy region, including Orne and Manche.

In Calvados, an event estate is first measured against large country houses: a median of €800,000 over 2021-2025, the highest in Normandy, with a 90th percentile of €1,716,000 that reflects properties on the Côte Fleurie and in the Pays d'Auge. A venue's price moves away from that benchmark depending on what comes with the walls: converted buildings, bedrooms, grounds, parking, compliance and a trading business. For a small hall or a farm to convert, the country house market is the better guide: a median of €225,400 in 2025, rising to €297,790 in tourist coastal areas, against €178,000 in remote rural areas, where the cheapest barns are found.
The Côte Fleurie around Deauville, Trouville, Honfleur and Houlgate attracts Parisian and international clients; property is expensive, but corporate events extend the season. Just inland, the Pays d'Auge, from Pont-l'Évêque to Lisieux, offers the most sought-after wedding settings: rolling pasture, apple orchards and timber-framed manors with enough volume for a large hall.
To the west, the Bessin around Bayeux combines medieval heritage, stone farm-manors and the D-Day beaches. The Bocage virois and the Suisse normande are cheaper and serve a regional clientele. Access matters: the A13 motorway links Paris with Caen and the coast, the A84 runs towards Rennes, and Caen has an airport and a cross-Channel ferry port at Ouistreham, useful for British couples.
Timber-framed Pays d'Auge buildings need regular upkeep, and any barn converted into a hall must meet current standards. A hall open to the public is classed as an ERP type L (a public-access building): its capacity is calculated under ERP rules and opening requires the approval of the safety commission. Serving alcohol requires a suitable licence and an operating permit; when taking over a venue, check the licence and its transfer at the mairie (town hall). Amplified music requires a noise impact study. Near the sea, ask about coastal flooding and erosion; in the Touques, Dives and Orne valleys, about river flooding. Our guide to buying a reception venue (in French) covers these checks.
For the property itself, large houses in the département sold for between €420,000 and €1,716,000 (P10-P90, 2021-2025 recorded sales). Add purchase costs, which you can estimate with our notary fees calculator (in French), compliance work and, where relevant, the price of the fonds de commerce (the trading business itself).
Areas away from the coast, such as the Bocage virois or the southern Pays d'Auge, offer cheaper farmsteads and former village halls. Cost the compliance work and septic system before making an offer.
The sale usually covers the walls, conveyed by a notaire (the public official who handles property sales), and the trading business (name, client base, contracts, equipment), which follows its own formalities. Ask for recent accounts, the booking diary and the safety report, and have an accountant review them before signing the compromis de vente (preliminary contract).
