Buying a wedding venue for sale in Seine-Maritime (76) means settling between two large cities, Rouen and Le Havre, and a cliff coastline known well beyond Normandy. Couples and companies come for the Côte d'Albâtre from Étretat to Dieppe and Le Tréport, villages such as Veules-les-Roses and Varengeville-sur-Mer, the meanders of the Seine and its abbeys at Jumièges and Saint-Wandrille, the clos-masures of the Pays de Caux and the hedgerows of the Pays de Bray.
Venues here are clos-masures (Caux farmsteads enclosed by tree-planted banks) whose barn hosts the meal, brick-and-stone manors and châteaux with a dovecote, Pays de Bray farms, or estates combining a hall with gîtes near the sea. The type of municipality matters: across sales from mid-2020 to 2025, the median ranges from €175,000 (deep countryside) to €215,600 (residential coastline). For a tourism business, coastal and tourist-inland municipalities are the relevant benchmark.

Large houses in Seine-Maritime sold for a median €670,000 over 2021-2025, exactly the Normandy median, with a 10th percentile of €448,100, the highest floor in the region: fine properties are rarely sold cheaply here. An event estate is valued from that base, then on its halls, bedrooms, grounds and trading business. For a small hall or a clos-masure barn to convert, country houses are the better guide: a median of €201,000 in 2025. Notably, residential coastal areas (€215,600) are slightly above tourist coastal areas (€209,500), and tourist inland prices rose 17.9% between 2021 and 2025.
The Pays de Caux, from Fécamp to Yvetot and Saint-Valery-en-Caux, has farming plateaus dotted with clos-masures close to the cliffs: the place for seaside wedding photos, with a more seasonal calendar. The Seine meanders, in the Boucles de la Seine normande regional nature park, combine the Brotonne and Roumare forests, abbeys and riverbanks close to Rouen.
To the east, the Pays de Bray and the Bresle valley, around Forges-les-Eaux and the Eu forest, offer cheaper bocage. Access is a strength: the A13, A28, A29, A150 and A151 motorways serve the département, Rouen and Le Havre stations have trains to Paris, and the ports of Dieppe and Le Havre have ferries to England. Near the cities, corporate events fill the week; on the coast, weekend weddings dominate.
Timber frames, brick and flint, slate or thatched roofs: Caux buildings are fine but costly to maintain. A hall open to the public is an ERP type L (a public-access building): capacity follows ERP rules and opening requires the safety commission's approval. Serving alcohol requires a suitable licence and an operating permit; on a takeover, check the licence and its transfer at the mairie (town hall). Amplified music requires a noise impact study. Ask the mairie about marnières (old underground chalk pits), run-off in the dry valleys of the Pays de Caux, Seine flooding and, on the coast, cliff erosion. Our guide to buying a reception venue (in French) covers these points.
Large houses in the département sold for between €448,100 and €1,053,000 (P10-P90, 2021-2025 recorded sales). Near the cities, building land pushes up the price of properties with grounds. Estimate purchase costs with our notary fees calculator (in French).
Yes, it is a common formula near the sea: gîtes house the guests and keep the business going outside the wedding season. Each meublé de tourisme (furnished holiday let) must be declared and registered; the national online service provided for by the loi Le Meur is not yet in place and is scheduled to open in the fourth quarter of 2026. Compare with our gîtes for sale.
The deal covers the walls, conveyed by a notaire (the public official who handles property sales), and often the fonds de commerce (name, client base, contracts, equipment), which follows its own formalities. Review the accounts, booking diary, safety report and licence with an accountant before investing.
