A gîte for sale in Lot puts you in the heart of the Quercy, a land of limestone plateaux, deep river valleys and golden stone villages. Rocamadour, the Gouffre de Padirac chasm, Saint-Cirq-Lapopie high above the river Lot and Cahors with its Valentré bridge draw families, walkers and overseas visitors. The Way of St James, on its route from Le Puy, runs from Figeac to Cahors and brings pilgrims in spring and autumn, and Cahors wine and truffles extend the season.

Most properties here are Quercy stone houses with one or more gîtes, outbuildings and often a pool, manor houses, restored hamlets on several hectares, estates combining gîtes and B&B rooms, and walkers' hostels near the pilgrim route. The page is for buyers of a house with gîte, business buyers and sellers. Set up an email alert (in French) to hear about new properties.

For a gîte in Lot, the best benchmark is the tourist inland communes, where country houses sold for a median €180,000 between 2020 and 2025, barely above the deep countryside (€165,000), so buying a house to convert remains within reach. A gîte property with a main house, rental units, a pool and land belongs rather to the large-home market, where the department median is €605,000, an indicative figure given the small number of sales. Prices in tourist inland communes also eased slightly between 2021 and 2025 (-1.5%), leaving room to negotiate on overpriced properties.

Where to buy a gîte in Lot: valleys, causses and Bouriane

The north, around Rocamadour, Padirac, Souillac and Martel, borders the Dordogne valley and shares its summer visitors: it is the most sought-after and most expensive area. The Lot and Célé valleys, from Cahors to Saint-Cirq-Lapopie and Cajarc, offer cliffs, hilltop villages and canoeing. The Causses du Quercy regional nature park, in the centre, is cheaper. To the west, the wooded Bouriane around Gourdon feels like the Périgord Noir; to the south, the Quercy Blanc around Montcuq is a land of hillsides and dovecotes; the Ségala in the east is quieter. The A20 motorway crosses the department, the Paris–Toulouse line stops at Souillac, Gourdon and Cahors, and Brive airport complements Toulouse.

Quercy stone, karst and holiday-let rules

Local buildings combine limestone, steep roofs of flat tiles or stone slabs (lauze), dovecotes, barns and small dry-stone huts called gariottes. They suit conversion, but restoring an old roof or dry-stone walls is costly; see our guide to converting a barn into a gîte (in French). The karst limestone lets water seep quickly into underground rivers, so the inspection of private septic systems by the local SPANC service matters, and cavities occur. Valley floors along the Lot, Célé and Dordogne flood: read the risk report attached to the compromis de vente, the preliminary sale contract. Each gîte is a meublé de tourisme (furnished holiday let) that must be registered; since the law of 19 November 2024, this goes through a national online service, and energy performance requirements are being phased in (see the new holiday-let rules, in French).

Buying a gîte in Lot: frequently asked questions

Should I look in Lot or in Dordogne?

Both share the Dordogne valley and a similar clientele. Lot adds its causses, the Lot and Célé valleys and the pilgrim route, which lengthens the season. A country house sold for a median €168,508 in 2025: compare areas, season length and building condition rather than department labels.

How profitable is a trading gîte in Lot?

It depends on location, weeks let, standard and running costs. Ask for past bookings and accounts, then test your figures with our holiday rental profitability simulator (in French).

How does the purchase of a gîte work in France?

A compromis de vente is followed by the final deed signed before a notaire, the public officer who handles property sales. If the name, customer base and website are transferred, part of the deal may be a fonds de commerce (business goodwill). Our gîte buying guide (in French) covers each step.
