What makes recreational land for sale in Normandy specific

Norman bocage: meadows, orchards and woodland first

Normandy is the bocage region par excellence: hedges of beech, oak and hornbeam enclosing meadows of a few thousand square metres, a legacy of dairy farming, sometimes with an isolated apple tree or the remains of a cider orchard. This type of plot is found across the interior, from the Bocage Virois to the Perche Ornais, and makes up most of the region's non-constructible land.

Woodland comes next: small stands of beech and oak on the edge of the large state forests, chestnut coppices in the Perche, sought after for firewood and hunting. Ponds, by contrast, remain rare in Normandy: a few enlarged bocage pools or small stretches of water in the Perche Ornais, often sold with a cabin or an old barn whose status must be checked.

Points to check before buying recreational land in Normandy

The commune's local planning document (PLU) should be checked first: in an agricultural (A) or natural (N) zone, any new building is in principle prohibited, and a chalet, a cabin or a light leisure dwelling cannot be installed freely. Parking a caravan or a mobile home beyond a few months is also regulated. Check access to the plot (rural track, right of way, risk of a landlocked parcel) and the presence of water and electricity, uncommon outside well-equipped villages.

The high level of Norman farmland prices exposes sellers who overprice their plot to a downward revision if the SAFER land agency exercises its right of pre-emption. In communes bordering the sea, from the Cotentin to the Côte d'Albâtre, the loi Littoral strictly limits any building or development.
