Recreational land for sale in Manche (50) is usually found in dense hedgerow country, between the granite of the Cotentin peninsula, the Cotentin and Bessin marshes and the Vire, Sée and Sélune valleys: hedge-lined meadows, oak and beech woods, and damp plots on the edge of the marshes. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Manche: a meadow with access, a wooded slope, a plot near a marsh or a stream, land with a cabin.
You will find an overview of the areas where these plots are concentrated, the points to check in a coastal, hedgerow department, and benchmarks drawn from actual sales. To frame your project, read our guide on how to turn agricultural land into recreational land; it shows in practical terms what can be installed on a non-buildable plot, and what cannot.
There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Manche (50), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.
| DVF 2025 benchmark | Sales | Median price | Range (P10 – P90) | France median |
|---|---|---|---|---|
| Bare agricultural land (€/ha) | 411 | €7,735/ha | €4,957/ha – €10,831/ha | €5,307/ha |
| Woodland (€/ha) | 30 | €6,376/ha | €3,952/ha – €13,484/ha | €4,934/ha |
| Pond (€/m²) * | 313 | €2.54/m² | €1.03/m² – €6.90/m² | €2.54/m² |
Bare agricultural land is well above the national median (€5,307/ha), with the median price moving +9.4% between 2020 and 2025. Woodland trades well above the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €7,735/ha of bare land is €0.77/m², against €2.54/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

Manche is one of the most hedgerow-dense departments in France: the typical plot is a meadow bordered by banks planted with beech and oak, often with an old apple tree or a farm access. This tight network of hedges characterises the Avranchin, the Saint-Lois and inland Cotentin, and makes up most of the supply of non-constructible land. Woodland, less extensive than elsewhere in Normandy, is found on valley edges and the granite hills of central Cotentin, around Bricquebec and Saint-Sauveur-le-Vicomte.
The Cotentin and Bessin marshes, a vast wetland between Carentan, Isigny and Saint-Lô, offer distinctive plots: floodable meadows, reed beds, ditches and ponds, much sought after for hunting and fishing but subject to strict protection rules. Genuine ponds remain rare in the department and generally sell quickly when one comes up. Many of these damp meadows and bocage woods are also passed down within families from one generation to the next, which further limits the number reaching the market each year.
Central Cotentin, around Bricquebec, Saint-Sauveur-le-Vicomte and Valognes, offers hedgerow meadows and woods close to Cherbourg. The Avranchin, to the south, around Avranches and Saint-James, at the gateway to the Mont-Saint-Michel bay, offers rolling bocage plots. Around Saint-Lô and Coutances, served by Nomad and Intercités links to Paris of around three hours, land remains affordable. The immediate surroundings of the Cotentin and Bessin marshes, between Carentan and Isigny, form a distinct area, sought after for hunting and fishing but constrained by protected zones.
Communes close to the coast and the Mont-Saint-Michel bay, where the Coastal Law applies, sell well above the departmental average. Central Cotentin and the Saint-Lois, further from the shore, remain comparatively more affordable for a bocage meadow or wood.
In coastal communes, the Coastal Law (loi Littoral) strongly limits building and imposes specific rules on the extension of urbanisation, on top of the local planning document: in an agricultural (A) or natural (N) zone, no new building is in principle allowed, and a cabin or light leisure dwelling cannot be installed freely. Near the Cotentin and Bessin marshes, classified Natura 2000 and wetland, any development or drainage is governed by French water law. Also check access to the plot and the presence of water and electricity, rare outside villages.
On parcels classified as agricultural, the SAFER land agency may exercise its right of pre-emption, with a risk that the price will be revised down if the asking price departs too far from that of local land. Also ask for the exact cadastral area and whether the boundaries have been surveyed, especially on small plots resulting from an old hedgerow division. On plots close to the marshes, ask whether a management plan or an environmental easement already applies, since this will shape any future development. Also check whether the plot lies within reach of tidal influence in the lower valleys, which can affect drainage and year-round access.
